Almost half of the fastest-growing metro areas in the country are in Florida and Texas, which are home to six of Invitation Homes’ 16 core markets. We’re meeting this steady demand for housing through high-quality SFR homes in desirable neighborhoods. As these metro areas continue to grow, we’ll keep doing our part by helping the growing share of people who count on the flexibility and savings of leasing versus owning a home.
Here are the 20-fastest growing metro areas in the U.S., according to Census data released yesterday, filtered to markets with >500k population. Key themes and takeaways: 1) Florida and Texas domination continues. The two states claimed 12 of the top 20 spots for population growth (by %) last year: Lakeland, Port St. Lucie, Orlando, Houston, Dallas, Austin, Miami, Jacksonville, Daytona Beach, Sarasota, Fort Myers and Fort Worth. And among metro areas of all sizes, Florida and Texas represent NEARLY HALF (23) of the 50 fastest-growing markets. While most markets aren't growing at the generational boom pace of the COVID years, don't let anyone fool you into thinking these states aren't still growing briskly. The growth pace has normalized, but is still strong by any reasonable definition. 2) Central Florida, in particular, has jumped up the charts. Consider: a) Ocala is the fastest-growing small metro area. b) Lakeland remained the fastest-growing market nationally among metro areas with at least 500k people, as it was in 2023 too. c) And Orlando again took the top spot for fastest-growing among metros with at least 1mm people. 3) Outside of TX and FL, other Sun Belt markets ranking high on the growth charts: Huntsville AL, Raleigh NC, Fayetteville AR, Charlotte NC, Charleston SC and Las Vegas NV. 4) Mountain markets continue to rank high for population growth, too. Provo UT ranked second nationally behind only Lakeland FL. Boise continues to prove rumors of its death are greatly exaggerated, with continued strong growth masked by ultra-high apartment construction. Smaller markets with big growth include Greeley CO and St. George UT. 5) Only three metro areas with population >500k reported declines (all very small drops) last year. And they're NOT big coastal markets. They're Southern markets: Jackson MS, Memphis TN and New Orleans LA. 6) While lower on the % growth charts, some of the big coastal and Midwest markets did report some growth last year -- likely boosted by immigration: New York City metro area (which includes Northern New Jersey in Census definitions) added more people (213k) than any other market. Also adding at least 50k people: Washington DC, Chicago, Seattle and Boston. And Philadelphia came in just below 50k. #population #housing

Earlier this month, members of our technology team volunteered at the North Texas Food Bank, a hunger-relief organization that works to increase access to nutritious food in the region. Each year, we encourage our associates to give back to their communities through 20 hours of paid volunteer time and our Dallas-Fort Worth associates spent 3,194 hours supporting local causes they care about in 2024.
