    Whether launching, incubating, or expanding, Artificial Intelligence (#AI) firms across the #SiliconValley area represent the highest concentration of startups and tech talent globally. According to JLL, 37% of AI companies are based in the United States, and 42% are located in the Bay Area, followed by #Boston, #Seattle and #NewYork. Despite the rise of remote work in recent years, the high-rent, tech-centric office markets in Silicon Valley and the #SanFrancisco Bay Area are seeing a gradual turnaround, and the growing footprint of AI has played a part. While AI isn’t the sole driver of this trend, it has sparked cautious optimism in Silicon Valley’s commercial real estate (#CRE) market.     KBS recently sold Fountainhead Tower, a Class A office asset in #SanAntonio, TX.    Major Texas office markets continue to perform well thanks to strong population growth and corporate migration, KBS’ Gio Cordoves told Commercial Property Executive in an earlier interview. The office vacancy rate in San Antonio was at 18.8% by the end of 2024, while the market’s overall asking rates reached historic highs at $28.71 per SF, marking a 3.3% increase year-over-year.    Completed in 1985, Fountainhead Tower stands 10 stories tall, with floorplates averaging 18,783 SF.     In 2024, KBS leased a total of over 78,000 square feet of space to ten tenants at Second + State, a 13-story, Class A property in downtown #SaltLakeCity, UT.     The newly signed tenants include:  - Squire, a Utah-based accountancy firm and current tenant, which is increasing their space to 12,479 SF.  - Nelson Naegle, PLLC, PLLC, a local firm leased 6,770 SF  - Big-D Construction, a national construction firm headquartered in Utah has leased 9,597 SF  - WebBank, a Utah-chartered industrial bank and existing tenants, renewed its lease for 29,751SF of office space.     According to Gio Cordoves, regional president, Western U.S. at KBS, these transactions highlight the resilience of Class A properties in downtown SLC, with the high-quality buildings driving leasing trends in SLC as well as throughout the country.      Second + State, formerly known as Parkside Tower, is an iconic building that features an architecturally unique angular building top, providing great signage visibility for its key tenants and acts as an east-side gateway to the downtown area. The building’s exterior is comprised of brick and glass and features a newly enhanced building entrance with landscaping that highlights the main entryway. Amenities include an on-site café, fitness facility, and shared tenant conference room.     Beehive Update 🐝🍯🌱 UBS Tower, a KBS property, is a 29-story, Class A office building in #Nashville that features one of the company’s most unique amenities – urban beekeeping. The Best Bees Company is UBS Tower’s beekeeper and recently shared the building’s beehive HoneyDNA Analysis. A sample of UBS Tower’s honey using eDNA (environmental DNA) to amplify and sequence its DNA. After comparing these sequences with a large database, they identified the plants that contributed to the honey sample, finding that clover (Genus Trifolium) made up nearly 64% of the plant sources in the sample. As a special treat, UBS Tower tenants received a selection of products made from their harvested honey including honey jars, beeswax candles, beeswax lip balm, and lemongrass + peppermint honey soap.
