Leone Real Estate Partners loves multifamily investments especially in Dallas Forth Worth. We are actively making offers on multifamily properties in DFW. DFW is the hottest multifamily market in the country depending on the metrics you look at, based on population growth, job growth, etc. (it is why I moved my family to DFW 4+ years ago)! We also love industrial investments in DFW for similar reasons, the growth story in DFW. DFW is projected to be the most populated city in the U.S. in 70+ years, bigger than NYC, LA and Chicago. With our new, additional focus on industrial we are going back to our roots with deep warehouse/industrial experience at Nuveen Real Estate and Berkeley Partners along with my partner Scott Haire, CCIM who is considered an expert in the NNN single tenant space. We are focused on at NNN single tenant warehouse investments in DFW (and select opportunistic investments in other markets) and here are some highlights why we like NNN single tenant investments: - The NNN nature of single tenant buildings pushes most of the maintenance of the building onto the tenant, therefore reducing investor risk in the asset and makes cash flow more predictable. - Industrial is a hot property type, as Amazon last mile warehouse makes space for warehouse high in demand and short in supply. For example, CoStar is predicting 7%+ rent growth over the next two years in the DFW industrial market. - We can acquire a handful of these assets as a portfolio to help reduce the single tenant risk for investors. NFP revised lower by over 800k jobs March ‘23 - March ‘24 job gains revised down by 818k jobs. In the last 20 years, there’s only one time period that had a bigger downward revision, and that was only by 6k. Wow! Our first full cycle deal closed last Friday! Our deal sold realizing great returns for our investors (no capital calls and always paid promised distributions). It has been a wild ride, first trying to sell it right before interest rates climbed to unprecedented levels in 2022. Ramu Chillamcherla and his team were our 3rd buyer. So blessed to have been with some amazing men on an amazing trip in Morocco when we closed. Here is a picture of what pure bliss looks like, celebrating with friends.
