We’re strengthening communities in Texas. In early March, LIIF’s Rachel Bluestein, Eliisa F. and Bryan Woll headed down to the “Lone Star State” to visit Forest Forward, a member of the Purpose Built Communities network. Purpose Built Communities collaborates with local leaders and neighborhood residents across the U.S. to transform neighborhoods, prioritizing upward mobility and health outcomes. Their model includes mixed-income housing, cradle-to-college education, community health and wellness, and economic vitality, all supported by dedicated local Community Quarterback Organizations. Forest Forward is a nonprofit organization that partners with the community to drive equitable development, economic mobility and improve outcomes for children, residents and families of the South Dallas community. It takes a holistic approach, anchored in the restoration and expansion of the Forest Theater offerings, to sustain the interest, growth and success of the neighborhood revitalization. Via LIIF’s strategic partnership with the JPMorganChase Foundation, in 2020 our organization provided a low-cost, flexible Equity with a Twist (EQT) loan for the acquisition and demolition of a nuisance property that was adjacent to the Forest Theater, thereby removing a barrier to Forest Forward’s neighborhood revitalization efforts. LATEST #POLICY NEWS: Sens. Mark R. Warner (D-VA) and Mike Crapo (R-ID), co-chairs of the Senate Community Development Finance Caucus, led a letter (https://bit.ly/4hl1rnm) to Treasury Secretary Bessent following the Administration's March 14 executive order. This letter in support of the #CDFI sector was signed by 23 senators, emphasizing the bipartisan support for the CDFI Fund -- and highlighting the fund’s critical role in strengthening communities across the nation.

We’re strengthening communities coast to coast. LIIF has closed two loans with Community Development Partners (CDP) to support their development of Park Run Apartments in Eugene, Oregon. Our $4.2 million acquisition loan and $750,000 predevelopment loan will help create 158 new units of affordable housing for families earning at or below 60% Area Median Income (AMI). Located near the University of Oregon, the site is entitled and permit ready. Construction will move forward upon receiving a 4% Low-Income Housing Tax Credit (LIHTC) reservation, tax-exempt bonds, financing from the state of Oregon and the city of Eugene, and a conventional construction loan. We’re proud to continue our nine-plus year partnership with CDP and support their #affordablehousing developments in California and Oregon.
