HUD has released two draft memos proposing significant changes that would increase loan proceeds for market rate multifamily and certain affordable housing communities. The updates increase the maximum loan-to-value (LTV) and lower the minimum debt service coverage ratio (DSCR), potentially boosting loan proceeds by up to 6% for eligible borrowers. In addition to future transactions, any loan currently under application that has not closed can benefit from the improved loan parameters, should they go into effect.
