Monge Capital Advisors is proud to have represented Community Healthcare Network on the construction financing of two Federally Qualified Health Centers (FQHCs) in New York City. Monge Capital collaborated with CSH, the Source for Housing Solutions, Broadstreet Impact Services, and New York City Regional Center, LLC to provide a $25.0 million New Markets Tax Credit-enhanced facility to finance the two sites, which will further CHN’s mission to provide judgment-free, high-quality healthcare, regardless of race, religion, orientation, gender identity, immigration status, or ability to pay. One of the sites, a 15,000 SF clinic in Jamaica, Queens, will be located at the base of a new 173-unit supportive housing development that meets Passive House standards as part of a partnership with Breaking Ground (NYC Permanent Supportive Housing). The building is designed for seniors who are exiting homelessness or living on very low incomes. Once stabilized, the clinic is expected to handle over 23,000 patient visits on an annual basis. Founded over 30 years ago, Community Healthcare Network has been dedicated to providing excellent, affordable, culturally responsive, inclusive, affirming, and equitable healthcare and social services that center on individuals, families, and communities. After Hurricane Maria, and dedicating over four years of resources, Monge Capital Advisors is incredibly proud to have represented the Boys & Girls Clubs of Puerto Rico and their partner Platform for Social Impact in the closing of Oasis, a groundbreaking $43 million development set to positively impact Puerto Rico for generations to come. This landmark financing, including the Investment Portfolio for Growth Program, the US and PR Department of Education, bridge capital from Local Initiatives Support Corporation (LISC), Raza Development Fund, Nonprofit Finance Fund, and Liif, and New Markets Tax Credit financing from Civic Builders and Capital One, supports a transformative 134,000 SF social impact hub in the Villa Prades community of San Juan, Puerto Rico. In a community with a $13,402 Median Household Income with a 59% Poverty Rate, Oasis is dedicated to eradicating child poverty by supporting two generations - parents and children - through comprehensive educational, economic, and social development programs. The development is inclusive of a 90,000 SF tuition-free public charter school, a health clinic providing essential services, and a workforce incubator space offering training and support for community residents. The ripple effects of this development are significant. With most BGCPR clubhouses situated in public housing areas, this model has the potential to be replicated across Puerto Rico. Monge Capital Advisors has proudly represented New Jersey Performing Arts Center in closing a groundbreaking financing transaction for its transformative multifaceted $100 million Art Center Campus, part of the NJPAC District masterplan in the City of Newark! Working closely with our esteemed partners at TD Bank and New Jersey Community Capital, the innovative financing involved bonds, New Jersey Economic Development Authority (NJEDA) ASPIRE tax credits, and New Markets Tax Credits to construct the new 58,430 SF Cooperman Family Arts Education and Community Center (“Cooperman Center”) as well as renovate existing facilities. The Cooperman Center will be the preeminent home for free or low-cost after-school and summer arts programs, professional development for educators, and the creation of new performance work, while supporting local, emerging performing arts organizations. Ultimately, by 2027, the over $330 million NJPAC District will become an arts-infused neighborhood filled with 350 residential units, restaurants, stores, and cultural venues in collaboration with L+M Development Partners LLC. Thrilled to announce that Monge Capital Advisors had the privilege of representing The Chicago TREND Corporation in financing the revitalization of the 135,000 SF Edmondson Village Shopping Center in Baltimore, MD! In partnership with The Harbor Bank of Maryland and U.S. Bank, we've facilitated a $10 million New Markets Tax Credit enhanced facility to fuel this transformative project. The project also is supported by both City and State grants! This initiative perfectly aligns with TREND’s mission of empowering Black entrepreneurs and community residents to drive inclusive economic impact in underserved areas across the US. The revitalization efforts at the project will create over 100 new jobs and address long-standing issues like deferred maintenance and declining store quality. Plus, we're proud to share that the local community actively participated in the ownership of the shopping center through a successful crowdfunding campaign, raising over $450,000 from 200 individuals. The acquisition of the center also lifted a historic deed restricting Black ownership! Chicago TREND, a social enterprise supported by the MacArthur Foundation and the The Chicago Community Trust, leads the charge with its expertise and is dedicated to strengthening communities and promoting ownership of commercial real estate by people of color.
