Anglers Four Hundred is a 75 unit complex nestled in the heart of Steamboat Springs, CO and offers beautiful modern living. When this project was first mentioned to me, I knew drone video was a must! Overland Property Group was honored to accept the prestigious 2024 Novogradac Development of Distinction Award for Rural Community Impact for Anglers Four Hundred in Steamboat Springs Colorado. Thanks to our incredible partners who together, these countless organizations and individuals made this development a reality, which brings much needed affordable housing to the community of Steamboat Springs that also looks so incredible! Anglers Four Hundred brings 75 apartment homes targeting 30%-80% of the area median income. This development was made possible by utilizing 4% affordable federal tax credits, bond financing along with Colorado state housing tax credits and state funds from DOLA, along with lending from Wells Fargo and Citi Bank and investment from Wells Fargo and Sugar Creek Capital. When we say it take a village of organizations and people we truly mean it, because the tireless hard work, partnerships, risk and vision all these groups have had the last 4 years and will have the next 40 years on this development is a incredible accomplishment. While things in development sometimes don't go as planned, the dedication to bringing affordable housing to the community and doing right by promises and commitments to partners was highlighted on this development and we couldn't be more proud to work with this team. We have some exciting news, July was a huge month for OPG receiving 5 funding awards for these new developments in Texas, Kansas, Iowa and our first development in Tennessee! These unique developments will bring much needed affordable housing to these communities, becoming reality. New Awards: The Reserves at Cobalt Circle (Brownsville, TN) - This 72 unit family development close to a brand new 4+ billion dollar state-of-the-art BlueOval City (Ford training facility, innovation center and factory) opening in 2025 creating a housing shortage with the thousands of jobs they are bringing to the area. We are very excited for this new development and the start to the countless developments we anticipate doing in Tennessee moving forward. Closing and construction start planned for early 2025. The Residence at Heritage West (Andover, KS) - This 60 unit senior development in a luxury suburb of Wichita, Kansas. Located inside of a brand new 100+ acre high end master-planned community with charming residential neighborhoods and engaging restaurants, shops and other commercial along with parks and community gathering spaces. This senior community will be located on one of the master developments lakes and parks. Closing and construction start planned for late 2024. The Residence at Veterans Park (Knoxville, IA) - This 48 unit senior development, within 20 min of our two phases of development in Pella at the Reserves at Mill Farm and less than 45 min from Des Moines. Closing and construction start planned for late 2024. The Residence at Red Cedar (Corsicana, TX) - This 32 unit development, located just south of the Dallas MSA in a rapidly growing area. I am so proud to be able to say that we closed on financing for our latest historic adaptive reuse, Roosevelt Lofts, today! While the Roosevelt today doesn't look like it did when these photos were taken, I'm quite excited to see the restoration come to fruition over the next several months. I fell in love with the Roosevelt the first time I laid eyes on it, and feel lucky for the opportunity to bring life back to this historic landmark in San Angelo, TX.
