Is Michael Ketchmark the best thing that has ever happened to skilled, professional real estate agents? He might just be. Allow me to explain. A year after a Kansas City, Missouri jury found National Association of REALTORS® and large brokerages liable for artificially raising commissions, HousingWire's Brooklee Han, OLY checked in with agents and brokers to see if buy-side commission rates have dropped (as was the expectation for many, myself included). For some real estate agents, the opposite has happened. “I think, at some point, I am going to want to send attorney [Michael] Ketchmark a thank-you note, because my agents are getting much higher fees than when they were compensated by whatever the listing side decided was a fair fee,” Andy Smith, the broker-owner of Badger Peabody & Smith, said in September at a conference hosted by the New Hampshire Association of Realtors. Anecdotally, I haven't heard of any market with big declines on buy side commissions (my theory is that professional agents are scooping up more market share and they're less likely to get a lower rate).

I'm drawn to working in real estate because of its sociological aspects. At its core, real estate is the use of space to create civilization and the economy. While I love the outdoors as much as anyone, we spend so much time of our lives indoors. And if we're outdoors, it's very likely we're in the human-made built environment of cities and towns. After the perfect storm of the last few years that were some of real estate's most difficult ever, we are in a moment in time to fundamentally reimagine how we use space and how we build the world around us. I imagine entirely new real estate businesses being built to help address this need...co-living has had its ups and downs, but someone could do it right. And I'm bullish on the future of dense, mixed-use urban developments. I'm curious to hear, what do you think the most non-obvious impact of this chart on the real estate industry? #realestate
