🗣️ Say it louder for the people in the back!
Berating "corporate landlords" resonates with people, no doubt. But if we want to build more, consider: To build a 250-unit apartment community, it costs $60 million to $100 million. A loan will cover 50-70%. How many "non corporate" folks have $20-50m in equity to build at scale? You might argue, "that's OK, we like smaller multifamily projects," and that's fine. I like them too. But it's gonna take exponentially more small projects to make up for it. I would love to see more serious, mature, productive dialogue on rental housing from both parties. Proposals that will actually help create supply. The nonsense stuff is counterproductive and ultimately will undermine efforts to stimulate more multifamily construction. Also: We also need to help grow the burgeoning build-to-rent single-family sector, as well. This is proving to be a popular housing option for those who've graduated out of the apartment stage of life, yet aren't ready or able to buy a house. BTR is net new housing creation. The cynics try to claim it's a zero-sum game and that every BTR unit would be a for-sale home if BTR didn't exist, but that's quite ignorant/silly. Both/and, not either/or. As a country, we can support more for-sale housing supply (like tax credits to build starter homes) or even demand subsidies (like down-payment assistance for first-time buyers) without demonizing rental housing providers. Because when we demonize rental housing investors, we're hurting renters a lot more than investors. The investors will be fine. They just find something else to invest in. But when we constrain supply -- which limits availability and drives up rents -- the real victims are renters. So let's cut out the nonsense stuff and work together to figure out how to build more of all types of housing. #housing #apartments #btr
