  • 🌇 The Park Monroe underwent a major two-phase renovation, which involved dividing the lower floors to create separate access points for Class A office spaces, while the upper levels were transformed into luxury condominiums. The redesigned residential lobby, featuring a new canopy and illuminated marquee, provides an elegant entrance at 65 East Monroe, with direct access to a private elevator bank. On the residential floors, the original narrow, fixed glass curtain wall was replaced with large, operable windows, and private recessed terraces were added. Removing the penthouse mechanical plant also allowed for the removal of exterior columns that once housed ventilation ducts for the office spaces. A range of high-end amenities are offered as well, including a landscaped outdoor terrace, a rooftop sky deck, an indoor swimming pool and fitness center, along with media and community rooms.   • 👉 Previously a century-old synagogue, later a Boys and Girls Club, The Grand Palmer Lodge is an adaptive-reuse project that was turned into a 14-unit apartment building by our team in 2020. The old yellow brick and limestone structure designed by the architect Edward Steinborn in the 1920s was preserved and works within the existing two-story volume of the building that includes new balconies and ground-level patios. The development team worked with the community to redevelop the west lot of the building, what once was the club’s fenced playground, into an accessible public pocket park. This park acts as an amenity space for the tenants, whose patios overlook the park, but most importantly as a physical link to the community.   • 🏙️ We're thrilled to announce that the renderings for 1630, 1700, and 1730 S. Wabash are now unveiled! 🎉 These three dynamic buildings will rise on the west side of Wabash Avenue on the intersection with E. 18th Street, all designed by our talented team at PH. 1630 and 1730 S. Wabash will each feature 12 stories, with ground-floor commercial spaces, while 1700 S. Wabash will stand at nine stories with 37 apartments, creating a more private atmosphere for residents. CMK Companies, the developer for this project, has previously worked with PH on two other apartment buildings in the area: 1400 S. Wabash and Coeval Apartments.   • ➡️ Starting off the year with some new updated photos of Paseo in Austin, Texas! Since these photos were taken, the tower crane and exterior hoist way have both been removed to continue with the completion of this project. Paseo offers access to entertainment and the thriving cultural district in Austin by being just steps away from restaurants, bars and music venues that make Rainey Street stand out.   • 🏢 Originally constructed in 1972, The Montgomery was previously used as corporate headquarters of Montgomery Ward until its renovation in 2007 by our team at PH. The high-rise maintained the structural skeleton of the original building but a curtain wall of blue-green tinted glass was added. To complete the transformation from office to residential use, the interior of the building was all brand new. The one, two and three-bedroom units feature floor-to-ceiling windows and 10-13 foot ceilings. Also included is an observation desk, a fitness center with a park view, community room and private dog run. A circular 5-story parking garage wrapped in glass was also a new addition and is located in the tower’s east side. Learn more about this fascinating project 👉 https://lnkd.in/eet6BAXU

  • 🏙️ The University Commons, landmark buildings originally constructed in 1925, were formerly used as warehouses for Chicago’s wholesale fresh produce marketplace. In 2008, our team at PH redeveloped and transformed them into residential buildings with new integrated balconies, while also keeping in mind the restoration of the original terra cotta clad structures and replacement of the original canopies. The existing loading docks were converted into private outdoor terraces for the first floor units and a new fourth floor was added to house units, common spaces and amenities. This nearly 3-acre private oasis has won various awards including: President’s Award, Richard H. Driehaus Foundation Preservation Awards, Landmarks Illinois, Good Neighbor Award, Chicago Association of Realtors and others. Find out more about The University Commons ➡️ https://lnkd.in/dErMPMnc
