  • Alert for CA multifamily owners: The SB721 Balcony Inspections deadline has been extended by 365 days. Per AB2579 — which amends the original bill — the new deadline is now January 1, 2026. This extension helps owners and operators who are struggling to complete inspections on time. If you already completed an SB721-compliant inspection between January 1, 2019 and the present, you don’t have to re-inspect until 6 years after the inspection report date. Suppose you completed an earlier round of inspections prior to SB721 being established (between January 1, 2016 and January 1, 2019). In that case, your building needs to be inspected again by January 1, 2026 (and then every 6 years after that inspection report date).   If you haven’t started your inspections yet, don’t wait! As the deadline approaches, higher demand could result in scheduling challenges and cost increases. Consider Partner’s pre-inspection services today to understand the inspection requirements and to smoothly transition into fully compliant inspections. • To ensure a smooth transaction, sellers of convenience store properties with gas stations should consider conducting a Phase I Environmental Site Assessment (ESA) before listing. Proactively addressing environmental conditions can streamline negotiations and satisfy lender due diligence requirements. In this GlobeSt.com article, one of Partner's National Client Managers, Ryan Reynics, explores how sellers can reduce risk and save time by performing a Phase I ESA upfront. https://lnkd.in/g6q95FFm
