Looking to offer the Phoenix market more affordable housing options, Deco Communities purchased several 1960’s and 1970s apartments in “A” locations to breathe new life back into these buildings that were once desirable places to live. Scope included a comprehensive property repositioning plan inclusive of exterior paint schemes, signage, graphic and cultural brand elements. Public spaces included: leasing offices, leasing displays, clubhouses, models, branded laundries, fitness centers, as well as, exterior commons spaces, and signature cabanas. The challenges were to transform the properties on a minimal budget and reuse existing architecture as much as possible. The overall vision of the property was strongly influenced by international fashion trends, national art and design, with a focus on the local community and the vintage roots of the existing architecture. Private Label reenergized the experience at Novi at Jordan Valley Station to appeal to the young professional consumer base in West Jordan, Utah. The brand ethos pays homage to the town’s history, with a nod to the Elk (the state animal of Utah), while embracing the future of the area as a new technology hub and one of the fastest growing cities in Utah. The design brings the essence of the brand to life in a communal gathering space that welcomes residents to an inspired live-work-play setting. The reworked space plan takes advantage of ample daylight through expansive storefront windows. Novi was designed to support the needs of the modern remote worker with a variety of seating arrangements. The coffee shop meets great room vibe allows residents to enjoy lounging with friends or plugging in for focused work time. Antler details, custom art and graphics infuse the Novi spirit into the interior. A combination of signature architectural details, textural materials and pops of color provide a playful yet sophisticated setting to this apartment community—a home that “invites you to work smart, play hard and live well.” Like what you see? Three Collective is an adaptive reuse project a stone’s throw away from the nation’s capital. The gold standard for office to residential conversions, it consists of 3 high rise office towers transformed into live/work units with approximately 30,000 square feet of common spaces and super amenities, as well as corridors and exterior spaces. Each building has 3 garage levels with amenities that include a makerspace, indoor dog park, dog spas, and Luxer One package rooms as well as a main amenity floor that has conference rooms, game rooms, co-working spaces, a bowling alley, virtual reality space, art studio, recording studios, and indoor/outdoor amphitheater. A portion of the grounds will also serve as a public park. The team has created a hub for activity that allows its residents to expand their time and talents and give them spaces to do and be whatever they have always wanted to.
