  • Commercial loans, such as CMBS loans, offer liquidity and structured options with fixed rates and extended amortizations. However, it's crucial to consider prepayment penalties and align your debt strategy with your investment plan for a successful outcome.

  • What does “core plus” mean in real estate investing? It’s when you buy a stabilized asset that requires less repairs and maintenance. These light renovations can add a nice boost to your bottom line, without the need for heavy labor. These types of deals don’t offer the outsized profits of value-add, but they’re fantastic conservative investments.

  • Real estate investors tend to drop the ball on this: Asset management. It’s beneficial to have an asset manager team in-house with each property.   • Senior vs Mezzanine debt… What are the differences? Senior debt is the primary loan that you get on purchasing a property. It usually carries both the lowest risk and reward due to being in first position. Mezzanine debt is a shorter-term debt structure intended to provide additional capital proceeds. It goes behind the first loan position, but ahead of other equity positions with both a higher risk and reward, carrying a greater return than the first loan position. Both can be great investments. It all depends on your goals.
