Job function: *Handle full cycle accounting for a real estate portfolio with limited supervision *Reconciliation of all balance sheet accounts and produce monthly financial statements and supplementary reporting as required *Utilize budgets and other tools to analyze variances and reconcile payments applied against major contract values *Prepare journal entries and reconcile monthly bank statements to the general ledger *Process bank receipts and prepare bank deposits along with common area maintenance and real estate tax reconciliations *Ensure all GST and other legislated taxes and assessments are reconciled and remitted *Monitor cash positions and anticipate future cash deficiencies *Monitor and review monthly receivables for accuracy, adjustments, and/or corrections *Monitor and review accounts payable coding for accuracy, review and approve all payables *Review tenant ledgers and reconcile billings *New property set up, analysis, and follow up of outstanding issues as required Job Requirements: *Bachelor’s degree in accounting is strongly preferred *3 plus years of residential property accounting *General operational accounting *Professional in Microsoft Word and Excel -$110k+ *Experience with AppFolio is a strong plus Please send resume to : JULIANNA@REMNY.com

    R.E.M. Residential is hiring! Job Overview: As a Leasing Officer, you will play a crucial role in managing and overseeing all aspects of the leasing process. Some of your responsibilities will be reviewing and evaluating rental applications, issuing new leases, managing renewals, and ensuring compliance with legal and building-specific requirements. This role requires excellent communication skills, attention to detail, and a strong understanding of market trends and leasing regulations. Key Responsibilities: 1. Review and Evaluate Rental Applications: - Assess new rental applications to determine eligibility. - Verify the accuracy and completeness of application information. - Coordinate with brokers to ensure all leasing policies are adhered to. - Submit application packages to ownership approval where needed. 2. Lease Management: - Issue new leases with appropriate riders, ensuring they align with the building's specifics. - Verify that all payments have been completed and guarantee forms received during lease signing. - Review and process roommate switches and sublet requests. 3. Renewals and Rent Negotiations: - Issue FM renewals and communicate with property owners about renewal rents. - Negotiate renewal terms with tenants, ensuring a fair and competitive rental rate. - Conduct market research to establish and advise on market rents for vacancies. 4. Tenant and Owner Communication: - Remind tenants about upcoming renewals and answer any questions regarding lease policies. - Advise property managers on the details of each rental deal and negotiate expectations with new tenants. - Communicate regularly with property owners regarding market trends, rents, and leasing policies. 5. Voucher and Compliance Management: - Process and review voucher applications and packages by coordinating with the mayor's office and caseworkers 6. Education and Market research - Calculate and verify legal rent to ensure compliance with all local and state regulations. - Continuously educate yourself on leasing compliance and legal requirements. Qualifications: - Proven experience as a Leasing Officer or similar role in property management. - Strong understanding of leasing regulations and market trends. - Excellent negotiation, communication, and organizational skills. - Proficiency in property management software and Microsoft Office Suite, Property management software Appfolio is a big plus. - High attention to detail and ability to manage multiple tasks simultaneously.
