In his new role, Oliver will help lead our real estate investment sourcing efforts, acquisition and development activities, and curation of investment initiatives. Oliver will also be responsible for continued business development, market analysis, and supporting capital raising and asset management functions. Oliver joins Rhino from GID where he worked in both the Boston and Dallas offices and contributed to acquisitions, development, business development, fundraising, and portfolio management initiatives. Rhino is pleased to announce the sale of 271 Ballardvale in Wilmington, MA. We originally acquired the 56,000 square foot flex building in 2019 and executed a long-term lease extension with the tenant. Big thanks to Christopher Lawrence and Daniel Dewing of JLL for identifying the buyer and coordinating the sale. We are excited to announce that we have acquired 42 South Street in Hopkinton, MA, which was represented by Michael Restivo and Scott Carpenter from JLL. While under contract, Robert McGuire worked with us to execute a long-term lease with Isto Biologics for half of the building, which will move their headquarters to the facility once their buildout is complete. Isto's buildout will include removal of a portion of the second floor, providing 24' clear height for their warehousing and clean room space. Bob and his team are representing the balance of the building for lease. We are grateful for Joe McCarran and Bank of New England for providing our financing for the project, which was sourced by Brett Paulsrud and Tom Sullivan of JLL. As always thank you to the Continental Law Group team and Kevin P. Joyce at Brown Rudnick LLP for their counsel throughout the transaction.

Rhino is excited to share that we have recently broken ground on our build-to-suit warehouse for Beacon Building Products in Londonderry, NH. We look forward to seeing the 75,000 square foot distribution center come together in the near future thanks to our general contractor, PROCON, Inc., and site work contractor, Severino Trucking.

Rhino recently closed on the sale of 26 Jacks Bridge Road in Londonderry, NH. Rhino identified the site off-market and fully entitled it for a 100,000 square foot logistics facility. Thank you to Joseph Fabiano and the JLL team for identifying our buyer, John Conley, who was a pleasure to work with. Excellent work by the Continental Law Group team managing the closing process in what proved to be a very challenging, multifaceted transaction.

Rhino Capital is pleased to share that we have acquired 117 South Street, a vacant two-story flex building in Hopkinton, MA. In connection to the acquisition, we have executed a long-term lease with Bose Professional to occupy the entire building. As part of Bose Professional’s buildout, we will be removing a portion of the second floor, providing two-story clear height for their assembly and manufacturing areas. We look forward to executing the repositioning of the building with the help of Elite Construction and Design Inc. Thank you to Michael Restivo and Scott Carpenter for their work running the sale process, to Robert McGuire and Stephen Cook and their respective teams for finalizing a lease with the tenant while we were under contract, and to Brett Paulsrud and Tom Sullivan for securing our financing from Steven G. The project will be a build to suit conversion for Waste Management, who will be expanding their operations at our neighboring property, 40 Ledin Drive.
