    The Guardian Silver Spring, MD GC: GCS-SIGAL Architect: Nelson Architects Engineer: Rathgeber/Goss Associates, P.C The Guardian, located in Silver Spring, MD, is a conversion of a five-story office building into residential rental apartments with a vertical addition of 6 floors above. The lightweight nature of the Hambro composite floor system provided an effective structural solution for this adaptive re-use project while minimizing the loads on the existing structure. This expansion adds 75,000 sq. ft. of new livable space, enhancing the building's capacity and offering modern, updated residences within the existing framework.     The Celadon Lancaster, PA GC: CH+N General Construction Architect: Phillips & Donovan Architects, LLC Engineer: TranSystems, Inc. The Celadon, located next to the Route 30 New Holland Avenue off-ramp, is a $55 million apartment complex set to welcome residents this summer. The development comprises 204 units distributed across eight three-story buildings and is situated near the Grandview Heights neighborhood. This prime location offers convenient access to major thoroughfares and is just an eight-minute drive from historic Downtown Lancaster. For the construction of Celadon, CH+N General Construction selected Hambro composite steel joists from Swirnow Structures. The Hambro system offers impressive fire and sound ratings, while saving money as the only steel joist and concrete floor system that bears directly on wood. The project utilizes 165,000 sq. ft. of Hambro flooring, demonstrating the system's capability to support large-scale developments efficiently. As part of their standard practice, Swirnow Structures provided a comprehensive job-site orientation to facilitate the implementation of the Hambro system. The Swirnow Structures team collaborated closely with CH+N General Construction, engineering firm TransSystems, Inc., and architectural firm Phillips and Donovan Architects. The Hambro floor system presents a cost-effective alternative to traditional poured-in-place concrete construction, offering significant advantages in both speed of installation and structural efficiency. By utilizing Hambro bearing on prefabricated metal studs, buildings can be closed in as they are erected, accelerating the overall construction schedule. This allowed the installer to deliver a full floor of approximately 28,000 sq. ft. every 9 days. The innovative "strip and go" forming system allows reusable plywood forms to be stripped just 24 hours after the concrete pour without requiring shoring, this enables subcontractors to commence their work immediately following the pour. Furthermore, the Hambro system provides a lighter weight structural solution, with only half the dead-load of traditional poured-in-place structures, reducing foundation requirements and overall construction costs. The superior fire ratings of the Hambro system can eliminate the need for fire dampers, while its high STC rating negates the need for additional additives such as Batt insulation, resilient channels, etc. These features collectively contribute to a more efficient, cost-effective, and faster construction process, making Hambro an optimal choice for a variety of project types.
