About us

Our mission at Tai ar y Cyd is simple. We're designing low-carbon, high-quality homes for Wales, strengthening the Welsh economy by using a local supply chain that will be used to help deliver 20,000 new affordable homes. Tai ar y Cyd unites 23 social landlords, industry experts, and the Welsh Government to tackle two crises: housing and climate. This landmark event will unveil a standardised pattern book aimed at shaping the next generation of high-performing, timber-based, off-site manufactured homes.     Post 2 of 3 Architects’ Journal recently had an article on Pattern Books that I contributed to. I had a lot more to say than they printed so thought I'd post it here. Let me know what you think! https://lnkd.in/eQ_Ksnds Hawkins\Brown’s approach At Hawkins\Brown I have led two programmes focussed on standardisation for affordable housing. The first was more prescriptive and involved standard apartment layouts and Category 5 assets that could be constructed - or assembled - using various offsite methods within the same footprint. This improves productivity in the early design stages and then aggregation of demand during the procurement stage. The second study focussed on what might be described as a ‘platform’ approach, involving a more flexible set of rules which nonetheless provide enhanced productivity in both the design and construction/assembly stages. It focussed on mid-rise apartment blocks – fundamentally more sustainable than single dwellings - with some elements applicable to low rise and high rise buildings. It was prepared primarily for public housing, but the guidance is applicable to all tenures. Use of the guidance ensures that DfMA principles are incorporated from the outset of a project and the contractor is not limited in their selection of structural solutions. Following the guidance reduces the time taken to arrive at rational, buildable block layouts and thereby makes time to focus on value-adding matters like good placemaking, facade treatment and entrances and other communal facilities. Unlike the Australian Pattern Book, it allows a site specific approach, optimising what can be standardised to maximise the benefits of DfMA, while creating bespoke outcomes. The guidance focusses on three block typologies that can be adapted and combined: the double-loaded corridor block, the deck access block and the ‘villa’ block. The structural zones provided allow for maximum interoperability of several structural systems that are DfMA-led allowing a pre-vetted, non-systemised approach, to minimise abortive redesign should structural systems need to be changed.
