Today, the National Fair Housing Alliance released its 2023 Annual Report, highlighting the work of our members, partners and advocates over the past year to advance fair housing. Here are just a few highlights: - We were able to complete fair housing investigations in multiple metropolitan areas, filing 6 enforcement actions that, if resolved successfully, will benefit 1,389,259 people. - We tracked the highest number (33,007) of fair housing complaints ever reported in a single year (2022). - In 2023 we began investing much of the $53 million we - along with 20 of our fair housing member organizations - received from a historic REO settlement. The funds are being used to empower Blacks and Latinos and other underserved communities to access affordable, sustainable housing. - What started as NFHA's Tech Equity Initiative has grown into a Responsible AI Lab comprised of researchers and engineers dedicated to keeping NFHA at the forefront of a rapidly changing housing and lending landscape. In 2023, the team organized NFHA's first-ever Hackathon. We know there is a lot left to fight for. With property fraud losses skyrocketing in #Florida and #California, and allegations of #algorithmic collusion in rental pricing, we're facing a critical intersection of #technology and housing justice. Think of it like this: If traditional real estate fraud was like picking a lock, AI-enabled scams are like having a master key factory. The rise of deep- and cheap-fakes can turn this factory into a 24/7 operation. That's why I'm excited to share this powerful conversation between Tolulope and my colleagues Trung and Lusine from the Responsible AI Lab (RAIL) of the National Fair Housing Alliance . They break down complex concepts into bite-sized insights about how we can build guardrails for generative AI in housing—without requiring a Ph.D. in computer science to understand them! As Generative AI (GenAI) rapidly evolves, it brings both benefits and risks to the housing sector. The National Fair Housing Alliance is actively exploring how these technologies can inadvertently lead to discrimination, such as racial steering and misleading property listings. We recently participated in the NIST GenAI Challenge, where we tested models that help differentiate between AI-generated and human text. While we found promising tools, concerns about accountability and transparency remain. ICYMI: The Justice Department has secured over $6.5 million from Citadel Federal Credit Union to resolve allegations that it engaged in a pattern or practice of lending discrimination by redlining predominantly Black and Hispanic neighborhoods in and around Philadelphia.
