Demo is underway at Curtis Apartments! Phase 1 of the redevelopment will transform this 70-year-old public housing community in Worcester's Great Brook Valley into a modern, energy-efficient neighborhood. Over four phases, the 1950s buildings will be replaced with 527 sustainable, mixed-income units. Once demolition is complete, construction of Phase 1 will meet U.S. Green Building Council Gold standards, and Phase 2 will pursue Passive House Institute certification. Improvements will include all-electric systems, energy recovery units, and new green spaces for residents to enjoy. #Worcester,#SustainableDevelopment, #passivehouse, #Redevelopment #LEEDGold #PassiveHouse #Transformation #BuildingTheFuture #Community

Our team member Michael Lozano joined Alisa Augenstein and Maureen Cavanaugh - Public Archaeology Laboratory, Inc. (PAL), Michelle Johnstone - City of Worcester, Albert LaValley - Sustainable Comfort, Inc., Phil Renzi - The Architectural Team, Dave Traggorth - Causeway Development, Paul Lassard - Architect, Brian Lever and Anthony Rossi - Rossi Development for a roundtable at Preservation Massachusetts’ fall historic preservation conference. Mike shared the story behind Trinity’s $71 million transformation of Worcester’s historic courthouse into the Courthouse Lofts, a vibrant mixed-income housing community. Funded primarily through federal and state low-income housing and historic tax credits, the project also received critical support from the City of Worcester for site control and remediation. Attendees toured the Lofts, where original features like judges' benches and jury boxes were incorporated into apartment designs. The project, which also includes the Major Taylor Museum, has won multiple awards for its success in balancing historic preservation with addressing Massachusetts' housing crisis. #HistoricPreservation #AffordableHousing #Worcester #CourthouseLofts #PreservationMA

The Orchard Gardens HOPE VI Revitalization, a transformative 16-acre development in #RoxburyMA, celebrates 25 years! In partnership with the Madison Park Development Corporation, the Boston Housing Authority (BHA), and the Orchard Gardens Resident Association, we delivered 331 affordable rental units across three phases of development work. Alongside the construction of a new K-8 school in the neighborhood, the redevelopment effort featured a new park, six streets, resident association offices, and on-site property management. In the early 1990s, the H.O.P.E. VI Program (Housing Opportunities for People Everywhere) was developed by U.S. Department of Housing and Urban Development to eradicate severely distressed public housing throughout the country. Formerly known as Orchard Park, one of the city’s most distressed neighborhoods, the property received one of the first HOPE VI grants within the City of Boston. And beginning in May 1996, the project involved rehabilitating 126 units, building 162 new townhouses, and converting the historic Dearborn School building into 42 housing units using historic tax credits. By 1999, all units were fully occupied, offering housing across six income levels. Happy Anniversary, Orchard Gardens! #Publichousing #Publichousingrevitalization #BostonMA #RoxburyMA #AffordableHousing #BostonHousing #CommunityBuilding

September is Environmental Awareness Month! We commemorate by looking back, nearly twenty years, and reflecting on some of Trinity’s most innovative projects. Each, at the time of its completion, represented the future of sustainable urban living - blending smart design with a focus on well-being and resource conservation: • 2006, Maverick Landing - East Boston, MA: The first LEED certified multi-family housing development in New England. • 2017, 855 Courtlandt - Bronx, NY: One of the most energy-efficient buildings, exceeding Enterprise Community Partners Green Community standards and earning LEED Silver, in the Melrose Commons Renewal Area. • 2021, Soundview Landing - Norwalk, CT: Connecticut’s first Mixed-Income LEED-Certified Neighborhood. • 2022, 425 Grand Concourse - Bronx, NY: The largest passive house development in the nation. Designed to meet the U.S. Green Building Council and Phius Passive House rigorous standards, these communities exemplify our commitment to environmental stewardship and more broadly the great strides made across the industry in green development work. #EnvironmentalAwarenessMonth #SustainableLiving #GreenDevelopment #LEED #PassiveHouse #UrbanInnovation #Bronx #Norwalk #EastBoston

Today, on National Read a Book Day, we shine a light on the Daddy & Me Literacy Program—an inspiring initiative that provides a space for fathers, grandfathers, and uncles to instill a love of reading in children. Founded in 2018 by our late team member and friend, Marzuq Muhammad, this Boston-based program not only fosters a love for literacy but also promotes connection between men and dads of color within the community. By nurturing these relationships, the Daddy & Me Literacy Program is helping to build a brighter future in communities that many Trinity’s residents happen to call home. We encourage you to visit them today to learn more and discover opportunities to get involved: https://lnkd.in/eMNYcVia. #TFISpotlightSeries #communityresources #supportlocal #charity #DaddyAndMeLiteracy #BuildingBonds #LoveForReading #NationalReadABookDay

One of our Vice Presidents of Development, Dan Drazen, recently spoke with Tax Credit Advisor, an award-winning monthly magazine, about Trinity's adaptive reuse of a player piano factory in Meriden, Connecticut that dates back to the 1880s. The Q&A highlights our creative blending of federal and state historic tax credits and Low-Income Housing Tax Credits to finance much-needed affordable rental housing, and shares Dan's insights into the success of this public-private partnership: https://bit.ly/4eabElg Project partners: KeyBank Commercial, Connecticut Housing Finance Authority, CONNECTICUT DEPARTMENT OF HOUSING, Enterprise Builders, Inc., New Ecology, Inc. #adaptivereuse, #historicpreservation, #housingforall, #sustainabledesign, #publicprivatepartnerships, #Historictaxcredits #MeridentCT

#TFIspotlightseries: thanks to WalkMass for improving walking safety, enhancing health, environment, and community vibrancy. From their attention to Gateway Cities in considering “the quality of each downtown’s social infrastructure… to better understanding, identifying, and undoing the racist processes and policies that lead to inequities in the walking environment for communities of color across the Commonwealth,” WalkMass’ work is a necessary extension of Trinity’s revitalization efforts. Avenir celebrates 15 years! One of the first developments along the Rose Fitzgerald Kennedy Greenway and located in the heart of #Boston’s historic Bulfinch Triangle, Trinity developed Avenir as a 10-story mixed-use, transportation-oriented development. The development is built directly above the North Station Green and Orange lines, and was the subject of a ground lease with the MBTA. The block-long building features retail on the ground floor, a 121-space parking garage on the second and third floors wrapped with housing, and 241 residential units, including 17 affordable units. Although originally conceived of as a condominium building, Trinity re-positioned the project as luxury rental in the fall of 2006 enabling construction to commence in June 2007. Trinity was responsible for the successful on-schedule completion of the building in July 2009. Originally owned and operated by Archstone Smith REIT, Avenir is now operated by Equity Apartments. With its stylish interiors and links to public transportation, Avenir Apartments continues to be one of downtown Boston’s most appealing places to live. #RealEstate #TrinityFinancial #boston #bostonma #TOD #transitoriented #transitorienteddevelopments #mixeduse
