We just took a major step toward revitalizing the long-underutilized property right next to the new $65 million train station in Windsor Locks! The local Planning & Zoning Commission unanimously approved the Special Use Permit and Site Plan for our transformative transit-oriented development (TOD) at 255 Main Street. Led by Trinity Financial, Inc. and designed by Hartford-based architecture firm Amenta Emma Architects, the Windsor Locks TOD project will bring 120 units of mixed-income housing and 4,000 square feet of ground-floor commercial space to Windsor Locks, all while supporting the town’s vision for a vibrant, walkable Main Street. With a total investment of roughly $92 million, the Windsor Locks TOD project will serve as a catalyst for economic growth and an anchor for the north end of Main Street. What to expect: •New housing and retail opportunities •A walkable, transit-friendly community •A project design that blends contemporary architecture with Windsor Locks' unique character We are grateful for the support from the Windsor Locks community and the Planning and Zoning Commission. Together, we're turning the vision for 255 Main Street into reality. #WindsorLocks #TOD #CommunityDevelopment #Connecticut #Brownfield

Yesterday, Congressman Ritchie Torres introduced the ASAP Housing Act into the U.S. House of Representatives - a critical bill that could significantly boost affordable housing construction by freeing up bonds and generating more low-income housing tax credits. This legislation aims to incentivize the development and preservation of affordable housing, making a meaningful impact in communities across the country. We were honored that he chose Trinity Financial, Inc.’s 425 Grand Concourse community in the South Bronx for this important announcement. The bill, which Congressman Torres worked on with the New York Housing Conference, seeks to unlock much-needed funding for critical projects and streamline the financing of affordable rental housing, ensuring it remains accessible for low-income households. Thank you, Congressman Ritchie Torres, the New York Housing Conference, New York State Homes & Community Renewal (HCR), New York City Department of Housing Preservation and Development (HPD), New York City Housing Development Corporation (HDC), The Supportive Housing Network of New York SHNNY SHNNY, and MBD Community Housing Corporation (MBD) for attending the event and for your dedication to expanding affordable housing! #ASAPHousingAct #LIHTC #SouthBronx #passivehouse #bronx #NYHC

Today, we welcomed federal, state, and local leaders, along with our financing partners, to break ground on the $56-million redevelopment of 85 Tremont Street in #MeridenCT. Led by Trinity Financial, Inc. and supported by the CITY OF MERIDEN, KeyBank Commercial, Eversource Energy, and state agencies including CONNECTICUT DEPARTMENT OF HOUSING, Connecticut Housing Finance Authority, and Connecticut Department of Economic and Community Development, this transformative project will repurpose the historic Aeolian Company complex into 82 units of mixed-income apartments and remediate a contaminated Brownfields site. Renamed “Tremont Flats,” the project will preserve many of the property’s original architectural details while incorporating important energy-efficiency upgrades. We look forward to welcoming residents in late 2025. A huge thank you to everyone who attended and helped turn this vision into reality! Together, we are building a brighter future for Meriden! #Meriden #CommunityDevelopment #PublicPrivatePartnerships #historicpreservation #Sustainability #GreenBuilding #EnergyEfficiency #EnterpriseGreenCommunities #BuildingTheFuture

Demo is underway at Curtis Apartments! Phase 1 of the redevelopment will transform this 70-year-old public housing community in Worcester's Great Brook Valley into a modern, energy-efficient neighborhood. Over four phases, the 1950s buildings will be replaced with 527 sustainable, mixed-income units. Once demolition is complete, construction of Phase 1 will meet U.S. Green Building Council Gold standards, and Phase 2 will pursue Passive House Institute certification. Improvements will include all-electric systems, energy recovery units, and new green spaces for residents to enjoy. #Worcester,#SustainableDevelopment, #passivehouse, #Redevelopment #LEEDGold #PassiveHouse #Transformation #BuildingTheFuture #Community

Our team member Michael Lozano joined Alisa Augenstein and Maureen Cavanaugh - Public Archaeology Laboratory, Inc. (PAL), Michelle Johnstone - City of Worcester, Albert LaValley - Sustainable Comfort, Inc., Phil Renzi - The Architectural Team, Dave Traggorth - Causeway Development, Paul Lassard - Architect, Brian Lever and Anthony Rossi - Rossi Development for a roundtable at Preservation Massachusetts’ fall historic preservation conference. Mike shared the story behind Trinity’s $71 million transformation of Worcester’s historic courthouse into the Courthouse Lofts, a vibrant mixed-income housing community. Funded primarily through federal and state low-income housing and historic tax credits, the project also received critical support from the City of Worcester for site control and remediation. Attendees toured the Lofts, where original features like judges' benches and jury boxes were incorporated into apartment designs. The project, which also includes the Major Taylor Museum, has won multiple awards for its success in balancing historic preservation with addressing Massachusetts' housing crisis. #HistoricPreservation #AffordableHousing #Worcester #CourthouseLofts #PreservationMA

The Orchard Gardens HOPE VI Revitalization, a transformative 16-acre development in #RoxburyMA, celebrates 25 years! In partnership with the Madison Park Development Corporation, the Boston Housing Authority (BHA), and the Orchard Gardens Resident Association, we delivered 331 affordable rental units across three phases of development work. Alongside the construction of a new K-8 school in the neighborhood, the redevelopment effort featured a new park, six streets, resident association offices, and on-site property management. In the early 1990s, the H.O.P.E. VI Program (Housing Opportunities for People Everywhere) was developed by U.S. Department of Housing and Urban Development to eradicate severely distressed public housing throughout the country. Formerly known as Orchard Park, one of the city’s most distressed neighborhoods, the property received one of the first HOPE VI grants within the City of Boston. And beginning in May 1996, the project involved rehabilitating 126 units, building 162 new townhouses, and converting the historic Dearborn School building into 42 housing units using historic tax credits. By 1999, all units were fully occupied, offering housing across six income levels. Happy Anniversary, Orchard Gardens! #Publichousing #Publichousingrevitalization #BostonMA #RoxburyMA #AffordableHousing #BostonHousing #CommunityBuilding

September is Environmental Awareness Month! We commemorate by looking back, nearly twenty years, and reflecting on some of Trinity’s most innovative projects. Each, at the time of its completion, represented the future of sustainable urban living - blending smart design with a focus on well-being and resource conservation: • 2006, Maverick Landing - East Boston, MA: The first LEED certified multi-family housing development in New England. • 2017, 855 Courtlandt - Bronx, NY: One of the most energy-efficient buildings, exceeding Enterprise Community Partners Green Community standards and earning LEED Silver, in the Melrose Commons Renewal Area. • 2021, Soundview Landing - Norwalk, CT: Connecticut’s first Mixed-Income LEED-Certified Neighborhood. • 2022, 425 Grand Concourse - Bronx, NY: The largest passive house development in the nation. Designed to meet the U.S. Green Building Council and Phius Passive House rigorous standards, these communities exemplify our commitment to environmental stewardship and more broadly the great strides made across the industry in green development work. #EnvironmentalAwarenessMonth #SustainableLiving #GreenDevelopment #LEED #PassiveHouse #UrbanInnovation #Bronx #Norwalk #EastBoston
