We're excited to lead another transformation in Baltimore's urban core, and provide an impressive mix of workforce housing units in the process. Most recently in-use as a hotel, this 37-story tower will be reimagined into over 300 multifamily dwelling units, with lower level amenities and future commercial spaces. The design work includes essential improvements to the existing fire & life safety systems, to fully bring the building into compliance with current codes. Doing so requires intensive collaboration with the design team and our local Building & Fire officials, with the ultimate goal of providing much-needed quality housing downtown, and making for a much safer building. As our adaptive reuse and historic preservation work expands, we're proud to share that Preserve Rhode Island has awarded Arctic Mill a Rhody Award for Historic Preservation! Located along the Patuxent River in West Warwick, RI, the development successfully preserved the historic mill building, making meticulous design modifications to honor the original structure while meeting the demands of the new use. The result is 136 new multifamily dwelling units and assorted amenity spaces, leveraging historic tax credits and workforce housing incentives to make this project a reality. We're thrilled that the GAF Distribution Center was recently awarded a NAIOP 2024 Award of Excellence! This dynamic and complex facility was designed and built specific to the unique demands of the roofing manufacturer, ultimately optimizing their local operations, and adding a welcoming and prominent design feature to the Canton Industrial Area. As the architect, our goal from the onset of the project was to fully address the requirements of a complex user, find improvements not previously considered, and greet the public with a proud design that displays the company's local prominence. A huge thanks and congrats to the Chesapeake Contracting Group, as well as a multi-disciplinary team including Tetra Tech, Kimley-Horn, Morabito Consultants, Inc., and B&R Engineers. https://lnkd.in/ezBg46m6

We're very excited to see Aviation Station in Middle River, MD acknowledged with a CoStar Group Impact Award. This incredibly ambitious project successfully rehabilitated the sprawling complex, which was formerly an aircraft manufacturing facility for many World War II bombers, and once housed more than 50,000 workers. UDG had the honor of working on this project over the course of it's later phases assisting with design, project management, owner's representation, and permit expediting. It was great working with a dynamic and talented team to achieve what was a challenging rehabilitation given historic requirements and adapting to current building and life safety codes. A huge credit to the developer, owner, and operator Reich Brothers, who took on the massive task of making this project possible.
