    Housing affordability is a growing concern in Harris County. From 2010 to 2021, the Housing Price Index (HPI) in Harris County increased by 62%, but growth slowed significantly between 2020 and 2021. As home prices rise, so do the challenges for renters—one in two are now cost-burdened, spending 30% or more of their income on housing.     In 2024, 3,280 people were experiencing homelessness across Harris, Fort Bend, and Montgomery counties. Since 2020, we've seen a 17% decrease in overall homelessness and a 33% drop in unsheltered homelessness. Thanks to Houston's Housing First model, homelessness has been reduced by an incredible 60% since 2011! But as COVID-19 relief funding comes to an end, we need $50 million annually to sustain this progress. Without continued funding, homelessness could rise by 60% again by 2026. 😟 Houston's success has been built on strong collaboration with local leaders, public-private partnerships, and a commitment to permanent housing solutions.     🚨 Houston's Evictions Surge: As of July 2024, eviction filings in Houston have risen 41% compared to pre-pandemic levels, with 82,200 filings in the past year. The root causes include rising housing costs, low wages, and a shortage of affordable housing. Many evictions are 'no-fault' (without valid reason), disproportionately affecting vulnerable groups like low-income families, domestic violence survivors, and families with children.     Is living in Houston really affordable? While the Houston metro area has long been known for its lower cost of living, things are changing fast. Over the past few years, home prices have jumped nearly 45%, and rents have risen by almost 20% since 2020. The affordability gap for renters has widened dramatically—so much so that the difference between what people can afford and actual housing costs has gone from $35K to $135.5K in just a decade. And with rising transportation costs, it's getting tougher to manage. In Fort Bend County, residents spend an average of 58% of their income on housing and transportation—higher than even LA County, a place famous for expensive housing and long commutes.     🔥 Deer Park Pipeline Fire Highlights Risks of Houston's Energy Infrastructure: A pipeline fire in Deer Park, lasting over 80 hours, raised concerns about Houston's extensive pipeline infrastructure, which carries hazardous materials beneath residential and industrial areas. The fire occurred after an SUV struck a valve, killing the driver. Although incidents are rare, Texas leads the U.S. in pipeline-related incidents, with over 200 annually. The dense network of pipelines, especially in petrochemical-heavy neighborhoods, heightens risks. Improved safety measures, like remote monitoring and valve protections, are in place but not failproof, underscoring the ongoing safety challenges in Houston's energy hub. The extensive network of pipelines beneath Houston poses unique risks, especially in petrochemical-heavy areas near the Houston Ship Channel. The recent fire in Deer Park underscores the potential hazards of these pipelines, which transport flammable materials close to residential and industrial zones. 🚲 METRO Shifts Focus from Bike-Sharing to Expanding Microtransit: METRO officials in Houston have decided to shift away from a $10.6 million bike-sharing initiative approved in 2023, focusing instead on expanding microtransit services like curb-to-curb rides. Despite the growing popularity of bike-sharing, challenges like high costs and lower transit-linked ridership led to its exclusion from the upcoming budget. METRO's decision to prioritize microtransit over bike-sharing reflects a significant shift in Houston's public transportation strategy. METRO has opted to focus on immediate needs in underserved areas through services like curb-to-curb rides. This shift responds to growing demand for flexible, on-demand transit, but it also risks missing out on the long-term benefits of bike-sharing as part of a more sustainable, integrated urban transit network that could reduce traffic and improve mobility options across the region. 📈 Inflation Outpaces Nation: Housing Costs and Regional Factors Drive Increases: Houston's inflation rate in August increased 1.7% year-over-year, below the national increase of 2.5% (not seasonally adjusted). Rising food prices were offset by a decline in energy costs that was driven primarily by the fall in gas prices. Housing costs are a significant driver, as population growth in the South increases demand. While some commodities like fruits and vegetables saw higher price increases in Houston, others, such as electricity, remained lower than the national average. These variations reflect regional economic differences, particularly in a large energy hub like Houston, where factors like supply chain disruptions, climate, and energy infrastructure impact inflation uniquely.
