ClearHome Self Storage - Longmont Update! 🚀 We're excited to share a post-opening update about our recent development project in Longmont, CO, which opened for leasing last December. The team has been diligently working to enhance our services and provide exceptional value to our customers. Shortly after opening our doors, we introduced U-Haul Rentals as an additional revenue stream, and the results have been visible. Our store has generated additional monthly revenue 4x our initial forecasts. This not only boosts our revenue but also serves as a powerful free marketing resource, attracting new customers to our facility. Moreover, the demand for our storage parking is incredibly high, with unit occupancy reaching 100% in Q2! This strong demand has enabled us to increase our asking rates by 10-15% above the standard market rate. Construction Update! Waner Construction Company, Inc. is making fantastic progress at the Colorado Blvd development project, ClearHome Self Storage - Colorado Blvd. The second-floor structural steel columns and beams are now complete. The Kiwi II framing crew has also made significant strides, with approximately 90% of the structural framing and 70% of the sheer wall PBU paneling finished. Additionally, the under-slab electrical and plumbing conduit installation, along with the underground stormwater system, are nearing completion. We were thrilled to host the Craig Foundation Peer Mentor Dinner recently, an inspiring event where inpatients, outpatients, and former patients come together over a meal. These dinners, initiated in 2018 with the support of Erik Hjeltnes, who experienced a spinal cord injury at 23, offer a unique opportunity for connection and support. The Peer Mentor Dinner program aims to help new patients gain perspective on their current situation and future possibilities while providing a platform for former patients to reflect on their progress and share their journeys. Being surrounded by such resilient individuals was truly an honor for us. More than 20 years ago, the Dickerson family established what has become the oldest Black-owned restaurant in Denver and a staple within the historic Five Points community – the Welton Street Cafe. Welton Street Café has been the go-to eatery in the community, offering Southern and Caribbean cooking including honey hot wings, stuffed pates (similar to an empanada), and of course, crispy fried chicken. As General Manager Fathima Dickerson says, “it’s everything your spirit needs,” and we couldn’t agree more. Welton Street Café is a family-run business, and the Dickersons are known for their love of cooking and serving up great food to good people. They are known nationally after starring on Food Network’s Diner’s Drive-Ins and Dives. They are known for their involvement in the local community. They are known for their roots and strength, never giving up. If you have seen the “Queen Fathima” mural nearby on Walnut, you’ll feel their impact and strength. Welton Street Café temporarily closed its doors two years ago to find a bigger and brighter location to better serve their customers. To say they’ve hit a few roadblocks would be putting it mildly. After a longer-than-expected construction and renovation timeline, they are thrilled to be opening their doors THIS SUMMER to once again serve customers, both loyal and new. Starting a restaurant is no easy feat, and this family has figured out the secret. But closing for two years comes with challenges and they are seeking help. As our anchor tenant in this project, we are honored to support them in their efforts to reopen. We want to spread the word and share their story of resiliency (and how much we love the fried chicken) as they open their doors for the first time at 2883 Welton Street. VanWest Partners is honored to support Craig Hospital through continued volunteer opportunities. Our team members met with Jan Kelley and other Craig team members to assemble welcome bags for incoming traumatic brain injury and spinal cord injury patients. These bags are made with a ton of love, packed with useful items that have been suggested by past-patients, donated by donors, and put together by volunteers. From simple items such as lip balm and socks to things that help them in recovery like a popsocket to help hold a cup or phone, these bags make a warm welcome for incoming Craig patients. May Project Update: Construction is moving along at our development site at 2425 S. Colorado Blvd., Denver. The steel stair system detailing is complete and first-floor steel column and beam placement is ongoing as they move along the building footprint. By the end of the month, the 2nd floor concrete deck will be poured.
