MONDAY MARKET MINUTE! Scroll the graphics for what buyers and sellers need to know about prices in our local and national markets. . TODAY... Buyers are still bearish, but increasingly hopeful. Fannie Mae’s Home Purchase Sentiment index rose slightly to 72.1 in August (that’s still very low) with 83% of respondents saying it was a “Bad Time to Buy.” That said, respondents were more optimistic about lower mortgage rates (and perhaps even home prices) ahead. [Fannie Mae] However... right through the pandemic, 60–80% of consumers were saying it was a “Bad Time to Buy.” In retrospect, it was a GREAT time to buy. . ✨September 29 — Oct 5. That’s the best week to buy a home, according to Realtor.com. Why? Because historically that’s when buyers see the best combination of rising inventory of homes for sale AND declining competition levels. In other words, when buyers have more bargaining power. [Realtor.com] . ❓What's next for the market? CoreLogic’s current national forecast is for 2.2% home price growth over the next 12 months (July 2024 to July 2025). This could be on the low side when you consider that: 1) mortgage rates are down 2% in the last four months, 2) inventory is still 28% below pre-pandemic levels, and 3) that after two years of 4 million units of existing home sales, we’re overdue a rebound. . BUT no one has a crystal ball, and real estate markets are hyper-local. Your best resource as a buyer or seller on the Front Range is a LOCAL, experienced real estate professional.

After California, Colorado is ~almost~ tied with the state of Washington for the highest number of cities with homes averaging over $1M. The graphic here shows the number of cities in each U.S. state where a typical home costs $1 million or more, based on data from @zillow. Colorado has 22 such cities, which puts it tied for 7th with Hawaii. And what do you know... that corresponds with data a recent migration study about where high income households are moving, which shows Colorado as #9 on that list of states. This study by @smartasset indicated the following for Colorado: 🔹Net inflow of high-earning households: 1,403 🔹Inflow of high earners (number of returns): 10,026 🔹Outflow of high earners (number of returns): 8,623 🔹Household income (AGI) for high earners moving in: $590,626 🔹Household income (AGI) for high earners moving out: $464,352 What does this mean for potential home buyers? Colorado isn't cheap, but we are certainly more affordable than places like California, New York, New Jersey and Massachusetts. THIS WEEK'S MARKET MINUTE... ☑ September is often a challenging month nationwide to list a home as end-of-summer trips and back-to-school distractions tend to reduce buyer activity, and most sellers and their agents know this. A pre-inspection can help to identify needed repairs and ensure the property makes the strongest impression possible as soon as it hits the market. ☑ Total home sales nationally are now projected to be lower than previously expected for the rest of this year, with meaningful recovery not anticipated until further into 2025, according to new forecasts from Fannie Mae. ☑ Office vacancy in Downtown Denver rose to 33.8% during Q2, marking the highest vacancy rate on record. As of late 2023 the office vacancy rate in downtown Boulder was 29%, and a whopping 42% for the City as a whole. Is the bloom off the rose for the Boulder/Denver area as a corporate destination? Even if that is the case, the area still remains a top destination to relocate to per many ☑ Colorado home sales have definitely slowed down, although inventory remains slightly constrained. Data indicates an increase in the frequency and amount of seller concessions to relieve the pressure buyers still feel with interest rates and insurance premiums. Need more information?
