Midwestern rental markets are perhaps the surprise performers of the year on Zumper At a time where national median rents have reverted closer to inflation, Midwestern rents have continued to grow at a stronger clip. 2 examples: 1. Chicago, IL: ⬆️5.7% YoY $2,220 - 1BR In fact, RealPage, Inc. has Chicago as literally the #1 market where Demand has exceeded Supply over the past 5 years, which explains much of this strength in the rent growth we see on Zumper 2. Madison, WI: ⬆️7.8% YoY $1,520 - 1BR In a CBRE study, Madison actually had the lowest vacancy rate in all of the US, sitting at 2.8%, with not enough supply hitting to absorb the demand

Here are 2 rental cities on Zumper that are facing very similar market dynamics today Both exhibit strong Demand, but still a gravitational downward pull on rents because new Supply to market is even greater 1. Boston: -3.4% YoY ($2,800 1BR) Check out how much supply has hit the market 7,700 new units hit the Boston market this year, with 16,000 more units currently under construction per RealPage, Inc. 2. Denver: -1.1% YoY ($1,780 1BR) Like Boston, Denver has also seen enormous supply to market 11,000 new rental units delivered trailing 12mo at end of Q1'24, with 22,000 more units to come in the next 12 months per RealPage, Inc. If you're apartment hunting in either of these markets, now is a great time to look on Zumper, and it may get even better

Yesterday our Bay Area team said goodbye to Zumper's Montgomery Street office I signed the (painfully expensive!) lease for it in September 2019, so we only properly used it for 6 months before Covid sent us home We never returned to it in the same way as we embraced remote work and attracted amazing talent outside the Bay Area But as I told the team yesterday, I have no regrets. I would sign the lease again today knowing everything that I know now Having a beautiful, private office allowed us to begin to reintegrate safely during Covid It allowed us to host safe work events that brought people back together For some people it was the first time that they had left their houses since Covid. It was more than just work, this was about mental health and community Thank you for the wonderful memories and views, you are inexorably tied to the Zumper story Time for the next chapter!
