The Asset Manager is responsible for the proactive management of a portfolio of specialty real estate and/or renewable energy projects throughout the United States. These investments typically include Historic Tax Credits (HTC), Investment Tax Credits (ITC), Property Assessed Clean Energy (PACE), or Ground Lease Capital in the capital structure. The position requires an in depth understanding of the underlying project assets and our investment structures, including managing project performance, tax credit compliance, financial reporting, and overall risk management. The Asset Manager monitors the portfolio by evaluating the performance of the underlying investment and ensuring the investment maintains programmatic compliance with the relevant statutory requirements. This full- time position can be fully remote or located at our headquarters in St. Louis, MO. The position requires limited travel. This position supports all efforts of the Asset Management department, reporting to the Assistant Director of Asset Management.


RESPONSIBILITES

  • Coordinate capital calls, capital installments, and loan disbursements
  • Proactively manage a portfolio of specialty real estate and/or renewable energy assets to identify and mitigate economic/financial, legal, and compliance risk.
  • Analyze and interpret legal documents
  • Identify changes in asset performance from underwriting expectations
  • Communicate and develop relationships with real estate developers, solar developers, investors, consultants, and professional service firms
  • Manage timely completion of portfolio/investor reporting and deliverables
  • Prepare and present a Portfolio Review for assigned portfolio
  • Assist with special projects as needed


REQUIREMENTS

  • B.S./B.A. degree or higher
  • 3-5 years of related experience
  • Preferred working knowledge of real estate/construction, tax credit investing, and other economic development finance programs
  • Highly motivated, self-starter, ability to multi-task in a fast-paced environment
  • Strong interpersonal, written, and verbal communication skills
  • Well-developed analytical, problem-solving skills and negotiating skills
  • Demonstrated experience in legal document review and interpretation.
  • Basic underwriting/financial analysis experience
  • Proficient in Microsoft Excel, Windows, and Teams
  • Adept at working both independently and in a team setting
  • Possesses acute attention to detail
