Commercial Portfolio Property Manager – CRE Developer/Manager - $140k-$160k

We are working with a developer/owner/operator of commercial real estate seeking to find a highly experienced individual to oversee property management operations for a 2mil sq ft portfolio of industrial and retail assets in the Southern CT/Westchester area.

This is an outstanding opportunity to join a successful and rapidly growing organization. The ideal candidate will have commercial property management experience and knowledge in building and mechanical systems and engineering.

Responsibilities

• Ensure regular property inspections and provide guidance on maintenance, alterations, and reconditioning.
• Provide oversight and guidance to the team regarding current and planned capital improvement projects and buildouts.
• Source and negotiate with new vendors as needed.
• Control annual budgets for operating and capital expenses of the portfolio. Able to forecast management plans, analyze, and explain variances.
• Provide support to the leasing team by overseeing the due diligence process and monitoring outside broker activity.
• Responsible for direct oversight of the portfolio while interpreting established standards, policies, procedures, regulations, and contractual obligations.
• Ensure that tenant needs are promptly addressed by administrative and technical building staff.
• Control existing contracts and supervise vendor services.
• Develop professional relationships via membership and participation in industry and civic organizations.
• Perform other duties as assigned.

Qualifications

• Bachelor’s degree in a relevant discipline.
• 5+ years of experience with commercial properties in a PM capacity.
• Technical/engineering/building systems experience and certifications/licenses a plus!
• Experience with Yardi software of a similar property management CRM system.
• Valid driver’s license.
• Strong experience with building systems, engineering, or mechanical equipment.
• Strong interpersonal skills and problem-solving ability.
• Excellent oral, written and presentation skills.
• Proven record of providing excellent customer service.

Salary: $130,000 - $160,000 plus bonus, 401k, and employer paid health benefits.
