Director of Construction

Brixmor’s Director, Construction balances between the execution of critical tenant fit outs and redevelopments while simultaneously overseeing the Construction Team’s day-to-day leasing support function. This includes management and oversight of pre-lease activities, estimating, pipeline & deal flow monitoring, within our West Region. The Director monitors executed construction projects so that proper procedures are followed, construction meets delivery requirements, timeframes, budgets, and timely delivery of possession. Director provides proactive advice and technical expertise to the Project Managers and assists in the resolution of critical issues and regularly reports activity and issues to the VP Construction.


Responsibilities:

  • Execution of key construction projects as needed, from inception to completion.
  • Supports regional Vice President with respect to managing pre-lease and pipeline deal flow, monitoring executed deal project status, budget and schedule tracking, and resolution of critical issues.
  • Verifies accuracy of front-end estimating for feasibility of projects. Tracks duration of estimates and overall volume.
  • Proactively tracks major store pipeline resolving pain points and decreases time from discovery to lease execution. Focus on streamlining leasing/legal coordination with Construction.
  • Provides oversight of active construction projects, monitoring status related to schedule, budget, and delivery.
  • Provides regular check-ins with construction staff to review project load and active pre-lease pipeline.
  • Monitors adherence to all Brixmor and internal procedures and controls.
  • Escalates critical issues to VP Construction and provides both timely and regular updates on workflow.
  • Assists in mentoring and assessing staff professional development.
  • Serves as a coordinator in the region, fostering collaboration with Leasing Agents, Paralegals, Redevelopment Directors, and Property Management team.
  • Recommends value engineering efforts on all regional activities (Focus on cross regional collaboration for consistency). Accelerates revenue with increased capital control measures.
  • Prepare and review Investment Committee packages related to project approvals. Anticipate management questions and proactively respond to inquiries related to scope and cost assumptions.
  • Travels to project sites as needed.


Position Requirements:

  • Minimum ten years’ construction experience predominantly in retail sector and preferably for an owner/landlord alternatively, may have experience with a retailer when scope included ground up/pad work.
  • Bachelor’s degree in architecture, engineering, or construction management
  • Highly organized and proven track record driving schedules and managing multiple complex projects at once.
  • Solid time management with ability to prioritize and successfully balance multiple tasks and requests.
  • Team player who takes pride in ownership and seeks opportunity for continual personal/professional growth.
  • Natural leader with demonstrated high level communication skills; effective manager and strong work ethic.
  • Ability to engage and interact across all levels of an organization.
  • Attention to detail.
