Electrical Superintendent

Assists in the management of the construction of the project through field direction and technical support, specifically MEP trades, to ensure project and company goals are achieved (profit, reputation, people & excellence). Responsible for preconstruction oversight and liaison with superintendent, field operations, subcontracts, materials, and project management. Provides technical operations leadership for a project.

Primary Responsibilities:

  • Field supervision and coordination of the MEP trades as well as any duties assigned by the Project Superintendent

Expectations / Skills / Tasks

MEP Field Support and Commissioning:

  • Provide administrative direction and technical support in the following areas:
    • MEP Field Support:
      • Manage GMP change order execution and contact administration
      • Manage MEP equipment tracking and purchasing schedules
      • Oversee execution of MEP Team Approach checklist
      • Assist and manage MEP submittal approvals
      • Assist and manage MEP schedule issues
      • Assist and manage MEP coordination meetings
      • Assist and manage MEP field issues and technical problems
      • Coordinate efforts with Engineers and MEP trade contractors
      • Oversee field efforts to ensure proper startup and checkout
      • Review MEP work for proper installation and execution
      • Assist and manage MEP equipment procurement
      • Identify project deadlines and actions required to achieve goals
      • Review design documents for cost, constructability, and efficiency issues
      • Provide a technical resource to project team
      • Communicate expectations, needs, results, issues
    • Commissioning:
      • Manage commissioning development plan
      • Manage and assist in commissioning agent procurement
      • Manage and assist in commissioning schedule development
      • Develop and manage commissioning procedures
      • Manage and assist in implementation of commissioning procedures
      • Manage and assist in documentation of commissioning plan
      • Manage and assist in scheduling, development, documentation, and implementation of owner training
      • Manage and assist in resolution of issues identified during commissioning process
      • Develop relationships and contact database for commissioning agents
      • Stay current with industry trends and communicate to associates
      • Attend and participate in industry seminars, conferences, organizations
Information Technology:

  • Use, demonstrate knowledge of, and support project teams in:
    • General:
      • Manage implementation of all Project Management Tools - Prolog, mPower, Word, Excel, Sure Trak, Notes, Quest, etc.
      • Utilize all ConstructWare Reports to manage project
Operations:

  • Provide field direction and technical support in the following areas:
    • Coordination of utility services, etc.
    • Ensure all work is in accordance with the project schedule
    • Ensure proper supervision is in place for all activities
    • Ensure all City, County, and State inspections are completed as required by the authorities
    • Ensure work is in compliance with Contract Documents/Specs
    • Ensure all work is accurate, precise, and of the highest quality
    • Ensure jobsite personnel and materials are organized in a safe, efficient manner
    • Learn to identify and resolve constructability problems prior to work being put in place
    • Learn how to utilize shop drawings and cut sheets to ensure work is correct
    • Ensure that each subcontractor scope of work is being completed
    • Communicate with project team members to ensure that all commitments are met
    • Actively participate in weekly subcontractor and owner meetings
    • Learn the processes for all punchlist procedures
    • Develop a working knowledge of all MEP systems
    • Research, identify, evaluate, and/or implement alternate methods for performing tasks
    • Keep abreast of new technology and products
Preconstruction:

  • Provide leadership and technical support throughout the Preconstruction process in the following areas:
    • Participate in Scope Meeting process
    • Provide constructability reviews
    • Generate Preconstruction Schedules
    • Oversee Preconstruction Purchasing Effort
    • Develop/Manage Design/Purchasing Coordination Schedule
    • Review Scope Memorandums/Subcontracts
    • Review Request for Proposal Packages
    • Oversee Preconstruction Process
    • Review Estimates/Proposals
    • Manage purchasing of MEP trades
    • Manage design process including coordination of Architects, Consultants, & Owners
    • Coordinate Transition from Preconstruction to Field (Project Cost Transfer, Tracking of Alternates & Allowances in Subcontracts in Prolog, etc.)
Human Resources:

  • Support, improve, and contribute to professional, career, personal, and company development for:
    • Understand, implement, and ensure all project, company, and client policies, procedures, ethics & standards (i.e. EEO..)
    • Actively participate in Mentoring program, Forum Groups, & Company Conferences
    • Actively participate in personnel development during Preconstruction and Construction
    • Identify potential candidates
    • Improve the ability of self, others, and company to be flexible, challenge current practices, and pursue constant improvement
    • Review job expectations and descriptions with project team to ensure understanding of all roles (explain how and why)
    • Assist in recruiting/interview process/jobsite tours
    • Perform minimum yearly employee evaluations per company policy
    • Provide training that associates request and need
Training:

  • Set training goal in myTraining system
  • Track training participation throughout the year in the myTraining system
  • Meet training goals as agreed to with supervisor
  • Actively participate in available training, including online materials
  • Attend mandatory sessions, such as conferences and other required training events
  • Take an active role in the development of training sessions, whether as an instructor or through a support role
  • Take an active role in the development of other associates, through one-on-one or on-the-job training, or other activities
  • Provide feedback on training needs for yourself or others to the Training Committee
  • Other training activity (participate in Associate Resource database, complete surveys and evaluations, etc.)

Finance:

  • Manage the financial aspect of the project through the following:
    • Assist project management with the setup of Schedule of Values
    • Oversee administrative staff for proper invoicing of project expenses
    • Accurate and timely reporting of time tracking
    • Manage project preconstruction and MEP/Commissioning expenses
    • Manage and assist development of Schedule of Values
    • Invoices / Pay Requests:
      • Review, correct, approve MEP subcontractor and commissioning agent pay requests & vendor billings in a timely fashion
Risk Management:

  • Make effective risk/reward decisions for project actions:
    • Ensure contract terms and conditions are properly executed (Owner Contract, Subcontracts, Purchase Orders)
    • Maintain and manage prequalification of subcontractors on projects
    • Setup & execute OCIP and CCIP programs
    • Manage potential risk exposures with project management
    • Review and implement Owner contractor terms and conditions into Subcontracts
    • Manage contract routing for timely execution of Subcontracts
    • Establish Warranty Log & Correct Warranty Items timely
    • Develop Project Close Out Book
Business Development:

  • Support marketing and business development activities by:
    • Develop/maintain/improve relationship with clients, consultants, subs
    • Assist in recruiting/interview process/jobsite tours
    • Forward project leads and opportunities to appropriate parties
    • Support presentation effort/maintain presentation tools library
Executive / Communications / Leadership:
