Job Summary: The Maintenance Technician is responsible for performing preventive and corrective maintenance in vacant and occupied apartments, physical plan maintenance on common equipment, and building maintenance activities covering items like balconies, stair rails, fences, doors, windows, clubhouse equipment and laundry facilities with an emphasis on superior customer service.
Essential Functions
Summary: The Maintenance Technician is responsible for performing preventive and corrective maintenance in vacant and occupied apartments, physical plan maintenance on common equipment, and building maintenance activities. This includes landscape maintenance, service requests, preventive maintenance, apartment prep, inventory control, troubleshooting maintenance problems, snow removal, and administrative tasks. The ideal candidate will have a high school diploma, a valid driver's license, and proven experience in apartment maintenance. EPA certification for refrigerant recovery and recharging is a plus. Essential Functions
- Landscape Maintenance
- Pick up trash as many times per day as is necessary to keep the grounds throughout the property clean and free of debris.
- Service Requests
- Complete service requests, within 24 hours of receipt, working on appliances, light fixtures, HVAC units, electrical systems, plumbing and drains.
- Record supplies and materials used, and labor hours devoted to each service request.
- Keep accurate records of refrigerant use on approved EPA log.
- Preventive Maintenance
- Using Company guidelines, establish the Preventive Maintenance Schedule for a property.
- Perform preventive maintenance as required according to the property’s Preventive Maintenance Schedule.
- Perform seasonal pool maintenance activities.
- Perform after-hours exterior lighting inspection.
- Apartment Prep
- Perform make-ready service in vacant apartments and communicate on a daily basis the progress of assigned units.
- Remove abandoned furniture, personal affects, or any other items left by residents vacating apartments and store or discard as directed.
- Inventory Control
- Administer an inventory control system to ensure an adequate stock of supplies is maintained so work may be completed in a timely manner.
- Prepare supply orders from approved vendors to maintain property standards.
- Troubleshoot Maintenance Problems
- Troubleshoot any maintenance problem.
- Evaluate priorities and emergencies.
- Snow removal
- Using appropriate snow removal equipment and remove snow from sidewalks, steps and between parked cars throughout the property.
- Spread appropriate ice melt on public passageways to prevent ice buildup.
- Maintain accurate records on daily Snow and Ice Removal Log.
- Administrative
- Schedule maintenance activity among staff as needed.
- Maintain daily communications with the Property Manager/Service Supervisor reporting on work production, special problems and personnel issues.
- Participate in the preparation of the annual property budget and be responsible for managing expenditures related to maintenance, repair and operations within budget parameters.
- High School Diploma, or equivalent.
- Valid, up-to-date driver’s license.
- Reliable automobile.
- Proven experience in apartment maintenance, or related fields.
- EPA certification for refrigerant recovery and recharging is a plus.
