The Regional Property Manager is responsible for overseeing the operation of fiscally sound, well maintained and socially healthy multifamily housing communities and provides leadership and guidance to property staff. An excellent communicator, problem solver, and ability to maximize property performance and meet budget goals.

This role will provide regional support to roughly 600 tax credit, Section 8, and market rate units in the Twin Cities area.

Essential Functions

Leadership

  • Oversees a multi-site portfolio consisting of a combination of affordable and market rate multi-family and mixed-use developments
  • Provides property managers with direction to achieve financial performance goals; actively maintains budgetary control and restraint.
  • Provides direction regarding staffing/employee issues, consults with human resources to resolve employee relations matters.
  • Assists with development of effective resident retention program.
  • Works with agency and financial partners as well as site staff on creating plans for preserving the sites long-term affordability.
  • Represents the site and corporation to public agencies and the community.
  • Provides direction on all resident issues; mediates tenant complaints.
  • Conducts annual performance reviews for direct reports.
  • Holds monthly staff meetings to discuss global issues, provides global insight, and motivates.
  • Provides property managers with written feedback regarding site visits to outline goals for improving property performance and implementing corrective actions.
  • Hires, trains and mentors property managers in all aspects of operations.

Financial

  • Prepares annual budget for each property in portfolio
  • Meets department benchmarks for occupancy, collections, NOI, budgeted capital improvements, etc.
  • Completes budget packages for outside owners and regulatory agencies, including narrative summaries, market analysis, forecasting, capital needs projections.
  • Ensures timely and accurate submission of reports, payables, etc.
  • Trains Property Manager in sound fiscal management and fiscal responsibility.
  • Provide leadership to insure successful lease-up and stabilization of new or rehabilitated development

Property Management

  • Assesses physical condition of properties, makes recommendations for capital needs; keeps owner advised of major maintenance issues/projects.
  • Working knowledge of federally assisted housing regulations in order to audit files and train site managers as needed
  • Partner with Commercial Property Management to insure the successful leasing and operation of commercial tenants

Compliance

  • Negotiates, reviews and abides by all terms of the Management Agreements.
  • Collaborates with Project Management, Asset Management, Accounting, Compliance and other departments to adhere to contract requirements and meet performance milestones.
  • Monitors properties for compliance with HUD rules and regulations.
  • Trains employees to provide complete and accurate documentation of all operational and financial performance requirements.
  • Develops and disseminates procedures to ensure compliance with all Sherman Associates policies and procedures.
  • Other duties as assigned.

Supervisory Responsibility

  • Supervises, coaches, directs, trains and evaluates on-site staff; Prepares and conducts employee reviews and completes timecard approvals.

Requirements

  • BA/BS degree in business administration, housing policy, real estate, construction management or related fields.
  • 5 to 7 years of prior experience in Site Based Property Management of large residential portfolio (200+ units) is required.
  • Advanced Excel, Word, PowerPoint; familiarity with Real Page a plus.
  • CRM, CAM, COS, or other related professional certification preferred.
  • Proven track record of success in overseeing a portfolio of 100+ residential units strongly preferred.
  • Excellent verbal, written and presentation skills; Ability to communicate effectively with community tenants, vendors / external parties, and across corporate divisions.
  • A passion for the mission, vision, and values of Sherman Associates.
  • Knowledge of Real Page or other related Property Management software (Yardi, Lead2Lease, RealPage OneSite, etc.) strongly preferred.
  • Office hours may vary due to the specific needs of the portfolio.
