Brett/Robinson Vacation Rentals is the Alabama Gulf Coast’s largest, most accomplished (and we may be partial, but best) vacation rental company! We are looking for a Revenue Manager to join our industry leading Revenue Management Team.
Position Overview: The Vacation Rental Revenue Manager is responsible for working with the revenue management team to optimize the revenue performance of our vacation rental portfolio. This role involves analyzing market trends, setting competitive pricing strategies, and ensuring maximum occupancy and profitability for our vacation rental units. The ideal candidate will possess strong analytical skills, a keen understanding of the vacation rental market, propensity to continuously learn, and a proactive approach to revenue management.
Key Responsibilities:
Revenue Management:
Develop and implement pricing strategies to maximize rental income and occupancy rates.
Monitor and analyze market trends, competitor pricing, and demand patterns.
Adjust pricing dynamically based on data-driven insights, market conditions and both internal and external booking trends.
Help create and manage promotional offers and discount strategies to optimize revenue during off-peak periods.
Data Analysis and Reporting:
Utilize business intelligence software and tools to analyze demand and booking data and performance metrics.
Generate regular reports on revenue and booking performance, occupancy rates, market trends, etc.
Provide actionable insights and recommendations to senior management and property owners.
Inventory Management:
Help manage optimization of rental inventory distribution across online travel agencies (OTAs) and direct booking platforms.
Ensure accurate and up-to-date property listings, availability, and pricing on all platforms.
Collaborate with marketing and operations teams to manage inventory effectively and optimize profitability.
Owner Relations:
Communicate as necessary with property owners to provide updates on performance and revenue strategies.
Address owner inquiries and concerns regarding pricing, bookings, and revenue performance.
Qualifications:
Bachelor’s degree in Mathematics, Business, Economics, Data Science, Statistics, or a related field.
Minimum of 3-5 years of experience in revenue management, preferably in the vacation rental or hotel industry.
Strong analytical skills with the ability to interpret data and make data-driven decisions.
Proficiency in property management software, revenue management software and business intelligence tools (Microsoft Excel and PowerBI preferred).
Experience in vacation rental market intelligence software (KeyData, AirDNA, etc.)
Experience working with a large portfolio of rentals (200+ properties) is a plus.
Excellent communication and interpersonal skills.
Ability to work independently and as part of a team in a fast-paced environment.
Knowledge of the Gulf Shores/Orange Beach vacation rental market is a plus.
