Senior Community Manager

Summary: The Senior Community Manager oversees all property operations relative to revenue, capital and operating expenditures. This oversight is centered on successful property outcomes in the areas of tenant satisfaction, occupancy, property maintenance, marketing, and property financial performance.

Marketing & Advertising

Marketing and advertising the property to attract new tenants including creating listings and surveying market rates. The primary activity is to create leads for the Leasing team and provide weekly marketing activity reporting (how many leads did marketing activities generate).

Tenant Relations

Building and maintaining positive relationships with tenants, responding to their inquiries, addressing complaints and concerns, defining, and executing events, resolving any disputes that may arise, and maintaining the tenant request pipeline.

Leasing

Showing the property, managing leads / traffic / applications, preparing and executing lease agreements including appropriate lease terms and addenda, managing lease renewals and terminations, and providing weekly leasing statistics / reporting.

Tenant Occupancy

Manage the team that ensures a smooth Tenant move-in, required apartment maintenance, Tenant move-out, apartment preparation for the next Tenant and provide weekly apartment turn statistics / reporting.

Tenant Billing

Ensure that Tenant billing information is accurate and billed on a timely basis including reviewing and editing new leases for billing accuracy, completing billing changes during tenancy, and ensuring that rent changes month to month are not out of the ordinary.

Accounts Receivable / Collections

Ensure that payments are received and applied correctly against open receivables, manage late notices and accounts receivable aging through to collections, managing Tenant collection against policies and moving Tenants into a legal process that may result in a court appearance and ultimately, eviction, and provide weekly Accounts Receivable statistics / reporting.

Property Maintenance

Maintaining the property and ensuring that has great curb appeal and is kept in good condition including arranging for repairs and maintenance as needed, performing regular inspections, and managing any necessary renovations or upgrades. Ultimately, the Property Manager is responsible for maintaining and tracking both the regular maintenance schedules and for creating the 5-year capital plan.

Budgeting / Forecasting & Financial Management

Developing and managing the property’s budget, including tracking expenses and revenues, approving bill payment, and reporting financial information to the property owner including monthly variance and quarterly summary reports.

Compliance / Regulatory / Risk

Ensure that the property follows all relevant laws and regulations, including local building codes, safety regulations, and fair housing laws, and maintain / report on the risk pipeline.

Education And/Or Experience

Bachelor’s degree from a four-year college or university

5 to 10 years related experience and/or training; or equivalent combination of education and experience.
