Top Ranked National General Contractor actively seeking a Senior Preconstruction Manager with a strong business development and estimating background to join their team.


JOB DESCRIPTION

The Senior Preconstruction Manager is responsible for managing, implementing, and refining new business development and preconstruction processes to ensure a proper backlog of work for our business unit. The Senior Preconstruction Manager will be joining the team focusing on Multifamily projects.

Select Responsibilities:

  • Supports project teams throughout the preconstruction process including budgeting, estimating, scheduling, value analysis and design management for all types of delivery methods.
  • Lead multiple projects simultaneously through the preconstruction phase.
  • Ensure well organized preconstruction process to resolve open items, maintain preconstruction schedule, continual budget review/notification and align project with goals of team.
  • Develop conceptual cost models to assist owners and architects with preliminary planning.
  • Prepare preliminary estimates and studies during preconstruction, monitor design development cost trends in order to detect over-runs and potential problem areas.
  • Participate in the value engineering process as a solution provider.
  • Support business development in proposal presentations, aid in building client and Architect/Engineer relationships.
  • Review and advise on assigned estimates prepared by other assigned estimators. Maintain current estimating records, studies, unit prices, etc.
  • Manage design build projects to align scope with budget.
  • Develop, manage, evaluate and award selection of design/build and design/assist trades. Review and maintain progress of trade partner through process of award to final design.


CANDIDATE QUALIFICATIONS

  • Minimum of 7-10 years of preconstruction manager experience with multifamily experience.
  • Four year Construction Engineering or Construction Management degree or equivalent experience
  • Extensive knowledge of key principles involved in bid preparations, including quantity survey procedures, sub-trade procurement, pricing and bid closing procedures.
  • Effective negotiation, team building, problem solving, mathematical and analytical skills required.
  • Ability to build an estimate without detailed plans and specifications.
  • Ability to identify competitors and understand current market conditions.
  • Ability to identify risks associated with contract and project documents.
  • Must possess exceptional organization skills and keen attention to detail, deadlines and accuracy.
  • Strong written, oral and interpersonal communication skills.
