Vice President, Controller

Overview:


Responsible for leading the accounting and finance functions at the organization, including financial reporting and compliance, budgeting, forecasting and external audit.


Responsibilities:


  • Responsible for overseeing the preparation and distribution of accurate and timely financial statements, including balance sheets, income statements and cash flow statements monthly, quarterly and annually.
  • Provide variance analysis and explanations for financial performance.
  • Monitor cash flow and liquidity needs for the real estate portfolio in coordination with property management.
  • Coordinate with staff and property manager to ensure timely payment of expenses and collection of receivables.
  • Oversee and implement accounting procedures to ensure compliance with GAAP and GASB.
  • Oversee investment advisor regarding investments and reporting.
  • Team member for bond financings, including bond continuing disclosure requirements.
  • Coordinate staff benefit and retirement plan matters.
  • Conduct financial analysis to support strategic decision making.
  • Develop annual and five-year operating and capital budgets in coordination with property manager and consistent with New York State requirements.
  • Monitor performance against budget and forecast, identifying areas for improvement or corrective action.
  • Ensure compliance with lease agreements, bond indenture covenants and regulatory requirements.
  • Implement internal controls to safeguard assets and ensure accuracy of financial reporting, consistent with New York State requirements.
  • Ensure compliance with bond documents regarding financial reporting.
  • Oversee tax planning with external advisors.
  • Participate in lease administration functions, including database management and compliance.
  • Interpret lease terms and conditions to ensure accurate billing, rent escalations and compliance with lease agreements.
  • With property manager, responsible for operating expense calculations and other tenant charges above base rent.


Qualifications


  • Bachelor's Degree in Accounting, Finance or related field CPA preferred.
  • 7+ years’ experience in real estate and public finance accounting.
  • 5+ year supervisory or leadership experience
  • Proficiency in GAAP and GASB principles.
  • Public finance and bonds experience.
  • Strong understanding and experience with accounting software and MS Office Suite, as well as Balance Sheet/P&L/financial reports
