"Commercial to Residential is not a new idea, but in this case, it’s interesting." In the heart of Providence, Rhode Island, the Arcade Building is a testament to innovative urban redevelopment. Once America's oldest shopping mall, it faced years of decline until a visionary transformation into a mixed-use marvel, blending retail with residential life. ⛔ The Challenge: Reviving a historic landmark into a vibrant community space. ✅ The Solution: Converting the upper floors into 48 micro-apartments while preserving the ground floor for retail, marrying convenience with charm in downtown Providence. This project highlights the incredible potential of commercial-to-residential conversions to preserve our architectural heritage and address today's urban housing needs. "Convert office towers to residential" has been a frequent cry/pitch/strategy at various urban-oriented events I've attended (or helped lead) since 2021. If only it were that easy. Anyone who's in that business knows of the many challenges to do that, from permitting to engineering to NIMBYism and so much more. Envisioning and funding these conversions could be the catalyst to dramatically help and transform our city centers if we can get past some of the operational obstacles. As this story of conversions in Pittsburgh and Cincinnati so effectively illustrates, lots of change is necessary to make these happen at any impactful scale. It's worth a read. There is never a thing as too much light art. San Francisco's historic Powell Street is set for an impressive transformation, with a floating light show poised to illuminate the city's famed street. I think it could help Powell Street sparkle, giving people a reason to visit and boosting stores that line it. The first three blocks are set to receive an enormous "golden lantern" suspended above the cable car turntable near Powell and Market streets, complete with programmable LED lighting that could celebrate events such as Pride month. The craziest part? The project could be Powell Street's most significant revamp since BART opened in 1973. And that's what makes this project super exciting. The ultra high value of land propels an organic skyscraper phenomenon leading to beautiful urban compositions being created from layers of architectural styles over a period stretching more than a century and this phenomenon is everchanging with new construction set in this urban drama. Plans have been submitted to build a 42-storey tower 𝘢𝘣𝘰𝘷𝘦 a historic listed building in Birmingham. The design sees 80 Broad Street - an old orthopaedic hospital - maintained and the tower built above and around it. Examples of projects where new and old are intertwined in this way, can be seen in Australia and Canada. The developers of this proposal say it demonstrates a "distinctive and innovative approach" and allows for the retention and careful repurposing of a grade II-listed building while simultaneously creating a striking landmark tower.
