Planning approval granted ✔ We’re delighted to announce that we have received planning approval for a replacement dwelling in Suffolk. Nestled in a hidden corner of Bury St Edmunds, among a collection of 20th century detached houses, the new home replaces an outdated and thermally inefficient building. Offering open plan living - ideal for family life - the design is divided into three distinct elements. A central block with a double height living space is separated from more functional spaces by a glazed spine that runs from the front door to the rear garden. The living spaces follow the sun’s path, featuring generous outdoor sitting areas for morning, midday and evening enjoyment. The mono-pitched roof reduces the house’s visual impact on neighbours while opening up to the west. Rendered finishes are framed by overhanging roofs and a zinc bay window, adding a contemporary touch. Applying a ‘fabric first’ approach, the new home aims to be as energy efficient as possible. Solar panels and an air source heat pump will support the energy requirements of the house. The orientation and design of the house maximises solar gain to create a thermally efficient and comfortable home. | Planning Permission We’re pleased to share news of an exciting Planning consent, for an exclusive development of four, three- and four-bed dwellings, in a charming Hampshire village, a few miles south of Reading. Located within an established residential area – and adjoining a prominent Conservation Area – the goal was to create a small enclave of seamlessly integrated properties, drawing inspiration from the neighbouring architecture and the rich palette of materials found locally. Comprising four family homes with traditional building spans and roof pitches reminiscent of rural architectural forms – including Plot 1 that echoes a domestic farmhouse, and Plots 2, 3, and 4 that evoke the simplicity of traditional barn conversions – the design works to respect the existing settlement pattern, where each home carefully assimilates into the setting, allowing for spacious accommodations without compromising the amenity of adjacent dwellings or the surrounding landscape. Plot 2 has also been designed as an accessible and adaptable home that meets requirement M4(2) of the Building Regulations, providing ease of access and adaptability for future needs. Balancing traditional elements with contemporary design and detail, the dwellings avoid being derivative, offering modern living spaces with a nod to the area's heritage. A restrained palette of high-quality materials, including brick and horizontal timber cladding, lends the development a modern edge while visually connecting it to the local building stock. Expansive glazing to the rear floods the homes with natural light, while maximising long-distance views and a connection to the generous gardens - which sit at approx. five times the size of neighbouring properties. Working closely with the Local Authority, we have been able to achieve a design that optimises the value of the land for our client, while also introducing a thoughtfully designed scheme of dynamic and sympathetic homes, carefully curated for their rural setting. Finding land for new developments has always been challenging…sometimes commercial property owners are unaware of the development potential for upward extensions. They can be challenging but they often make effective use of existing buildings and land and often create a sustainable form of development with little to no impact on green space. When designed correctly, considering all the constraints, they can bring huge development potential in highly sustainable town and city centre locations. Cannon Clarke Architects assisted a private developer in creating 6 residential flats above a mixed-use setting of ground-floor commercial and first-floor residential which was approved by North Norfolk District Council today. The design retains the mixed-use heritage of the site, complementing the original 1970s architecture, which features a pedestrianised public courtyard and a blend of residential and commercial uses. The new upward development proposal will be clad with vertical architectural boarding with an overall framing of render. The existing brick parapet will be raised to ensure the set-back roof top mass is in proportion to the host building and metal balustrading will form in-board Juliet balconies for the living room areas. The design ensures that no significant overlooking onto neighbouring properties will occur further than at present with the existing first-floor accommodation. When viewing the increased mass of the second-floor extension from street level it is only the roofscapes of the adjacent precinct buildings that are partially obscured. The proposed form being of no greater height than the existing roof crown. The Interlace - A Vertical Village of Living and Social Spaces, Integrated with the Natural Environment The Interlace represents a radical reinterpretation of contemporary urban living through its innovative design by Ole Scheeren. Departing from traditional isolated tower clusters, this vertical village stacks 31 six-story apartment blocks in a hexagonal arrangement around eight generous courtyards. The design emphasizes horizontal connectivity and community, creating a dramatic topography of terraced gardens and interconnected spaces that foster a strong sense of togetherness while integrating individual privacy. Completed in late 2013, The Interlace spans 170,000m² and offers 1,040 residential units of varying sizes. The hexagonal arrangement of blocks forms a stepped geometry with multi-story openings that allow natural light and air to permeate the courtyards. Each of the eight courtyards has its own distinct character and serves as a central point of orientation, with a primary pedestrian route connecting residents to these communal spaces. Sustainability is a key feature, with extensive roof gardens and landscaped terraces contributing to a 112% green area. The design incorporates passive energy strategies and environmental analysis, earning accolades such as the Universal Design Mark Platinum Award and Green Mark Gold PLUS Award. 5 Design Pitfalls in Apartment Developments Here are five design mistakes to avoid for commercial viability: -Low Net-to-Gross Ratio: Minimize communal spaces, lift shafts, and stairwells that add costs without generating revenue. -Oversized Units: Avoid excessively large apartments that don't add value. A 95 sqm two-bedroom apartment is often 50% too big. -Basement Car Parks: These are costly and often unnecessary. Check if parking is actually required by planners. -High Specification Items: Be wary of over-the-top features like fancy balconies, internal stairwells, solar panels, and green roofs that might not add sufficient value. -Inefficient Floor Plates: Keep designs modular and consistent to maximize efficiency and reduce costs.
