What happens next? This house will be transformed into two separate homes for Habitat for Humanity, helping families achieve their dream of #homeownership.

This country needs affordable entry level housing. This is very exciting time for 84 Lumber to showcase what we can do. We're not only lumber, we're components, we're labor, we're the full package. The goal today is to build a two-story single family house. This will eventually be deconstructed and moved and turned into two single family homes for Habitat for Humanity. The process for this project is to build the roof trusses, the floor trusses and wall panels that are component manufacturing facility in Winchester, VA. We then ship them down to the National Mall, unload them and stage them in an order that's effective for the labor. So this is an event where we can showcase labor, labor management, manufacturing working together before we ever got on site. We believe is a company that our manufacturing working together with the installed solution coming out of our stores can provide a compelling argument for our builder customers that we can lower cycle time, lower cost and they can get at that entry level price point. It's really the most unique job site I think I've ever been on. Everywhere you look, there's a monument. This is a once in a lifetime opportunity. I know that the framing crew and the 84 associates that are here feel the same way. Thousands of eyes on this. It's exciting for people to see how their houses are built. You don't see this every day. You typically see it up. It's painted, it's finished. This is a chance to get them so they can see what the framing actually looks like, the people who built it and how it happens.
The severe ice and wind storm (just passing as we speak) has been challenging for most of us; but it's been far more dangerous and difficult for our many neighbors living outside without safe housing or permanent shelter. We're so grateful for the many incredible organizations and friends who work to provide food, operate warming shelters, and respond to these kinds of emergency needs for the unhoused people across our community.
That's why we're also so thankful for visionary people like the mayor and council of the City of Beaverton who've worked tirelessly to bring more permanent solutions to life, like the year-round shelter we've had the pleasure of designing with them. Now a few months into construction, this incredible project represents a concerted effort to prioritize dignity, comfort, and support through trauma-informed design and integration of natural elements, plantings, and even an indoor tree growing at the heart of its shared common space.
The level of commitment brought to this project by so many partners, policy makers, supporters, and service organizations feels staggering; and it shows just how much can be accomplished by open hearts and minds, from a place of abundance and care. It's incredible to play a role, and to watch this existing retail building be transformed into a place where people can safely belong and feel supported through the difficult transition from the trauma of living without a home and into stable, permanent housing.
There will be many more stories to tell about this project, and we can't wait to tell them as this work unfolds into reality.

Where do buildings go when they die? The properties in orange on this map of downtown Richmond are all either vacant/distressed or have announced plans for replacement/demolition. That’s a lot to lose!
Not all of these buildings have historical/architectural value, but collectively they represent a potentially catastrophic loss to our once vibrant downtown—beautiful, usable structures replaced by costly new construction, or worse, NOT replaced—leaving a gravel pit or surface parking in its wake.
We are currently advocating for a Demolition Review Ordinance as part of the Cultural Heritage Stewardship Plan— a “Stop, Look, and Listen” process, to make sure the community has a chance to weigh in before something irreplaceable is lost. A Demo Review might also mandate that nothing be demolished without a replacement project already designed, funded, and approved, preventing the loss of life, people, jobs, and prosperity in the heart of our City.

Success and Innovation: Habitat for Humanity Roaring Fork Valley is set to break ground on a modular housing facility in Rifle, CO (population 10,551)
“We’re proving to rural Colorado, rural America, this is the kind of solution you can have,” said Habitat Roaring Fork CEO Gail Schwartz. “This is how we can build a workforce, but also be building affordably and consistently,” she said. “It’s a bold concept, but it’s a critical concept for us to be able to move forward.”
The Rifle facility is set to start producing modular homes in summer of 2025, with a variety of floor plans and blueprints, including ADUs.

Much-needed housing is a big part of the redevelopment plan.
The "residential-heavy plan, called Global Villages, would create a central park as the communal nucleus, remake all roadways as Complete Streets with connections to other key points in Duluth, and enhance transit with possible bus-rapid-transit options and a new transit center."
Redevelopment requires ingenuity, some adaptive reuse, and a lot of unique building product applications.
