Our neighborhood guide contains an intimate glimpse of the best art, shopping, nightlife, modern architecture, and the many architecturally significant and historical homes built by John Lautner, Richard Neutra, Edward A. Adams, Eric Lloyd Wright, Raphael Soriano, and Harwell Hamilton. Silver Lake is located northeast of downtown, in an area once known variously as Edendale and Ivanhoe, a beautiful landscape of hills and glens southwest of the Los Angeles River. Homes active on the market today range from $750,000 upwards to $ 4.395mil, while condominiums fall between $375,000 and $1.689mil. 296 homes have sold from December 1st of this year with average days on the market of 29 or 6 more than the previous year with an average price sold per sq/ft at $956.14 down from $1,032.55 the previous year. If you're thinking about buying a home in the Silver Lake market today you have more leverage than you did one year ago. The market is tremendously active in Silver Lake, with demand that is reflected in both neighborhood-sensitive and property-specific ways. Our first project last year that got Community Planning Collaborative going. I absolutely loved working on this project, as historic research is one of my most favorite things to do. One of my goals for this year is to get the word our more about this project, and the great work the Florida Chitlin' Circuit Group is doing. The Group is a collective of several Florida Main Street communities working together to document and highlight their Chitlin' Circuit heritage as a means of historic preservation and economic vitality. Research from this project has identified that the Chitlin’ Circuit existed in large part because of what has been identified as “the stroll,” a term coined by musician Walter Barnes in the 1930s to describe commercial and entertainment areas in Black neighborhoods across the country. Florida Main Streets in Black communities are historic evidence of the stroll. These districts, with dance halls, bars, juke joints, and clubs, provided the backbone in which the Chitlin’ Circuit thrived. The Chitlin' Circuit can't be separated from the larger environmental context of neighborhoods and communities. We hope this information will help inform historic preservation efforts, as well as urban planning efforts. I've had two interactions with fellow experienced planners recently that had limited to no knowledge of the history of Black commercial districts and how that played a role in neighborhood history, culture and development.
