We are thrilled about this initiative because it neatly advances neighborhood flourishing in a few ways: ▶️ ADUs increase our housing density in South Atlanta, which can increase property values neighborhood-wide and encourage local economic growth. ▶️When a neighbor has an ADU in their backyard, it automatically increases their property value and uses their home to generate income and wealth. ▶️These ADUs serve as affordable rentals, allowing FCS and neighbors to create more affordable units without having to purchase more land! (I'm looking at you, City of Phoenix, where over 600 people died last year from heat-related illness, mostly due to being unhoused in extreme temperatures) Looking for innovative solutions? How about combining more efficient buildings, decreasing heat-trapping parking lots, while increasing population density that can support local businesses and mass transit use? Take a look at zoning reform and how City of Minneapolis is getting it right: '"The zoning reforms made apartments feasible. They made them less expensive to build. And they were saying yes when builders submitted applications to build apartment buildings. So they got a lot of new housing in a short period of time," says Horowitz. That supply increase appears to have helped keep rents down too. Rents in Minneapolis rose just 1% during this time, while they increased 14% in the rest of Minnesota. ... The Sundial is the sort of building many cities want more of: housing that offers options for people at different income levels and different stages in their lives, in neighborhoods that already have amenities like restaurants and transit routes. Meg McMahan, planning director for the city of Minneapolis, says the Sundial is a good example of how these reforms can make more housing units possible in more places. It's no accident that throwing out the parking rules was vital to the Sundial's construction. The Denver Deep Dive is designed for alumni to ‘learn from the past, make sense of the present, and contemplate the future’. We’re learning so that we can influence leadership and the education environment around us. The Denver Deep Dive’s latest session was on Housing.  Our meeting was hosted inside a Northeast Denver Housing Center, Inc. (NDHC) property where their mission is “To create sustainable, healthy housing opportunities for under-served households through outreach, education and housing development”. Our session was led by Dominique Acevedo, Executive Director of the NDHC. We learned some shocking things such as certain housing communities having legally protected homeowner associations (HOAs) where opting out of paying financial dues is not allowed. 🏡Neighborhoods across Denver are not integrated due in part to the historical housing segregation. 🏡Affordable housing can be built to the same quality as other apartment complexes (the 4th picture in the collage is a building design render from NDHC). 🏡Location is very important to affordable housing as with location comes accessibility to transportation, schools, grocery stores, and more services needed to support socio-economic mobility. NDHC staff efforts focus on cost-efficient design, allowing more investment in creating beautiful buildings and services supporting socio-economic mobility. For instance, the community room we were hosted in was in a large apartment complex that saved on water utilities, which allowed for redirected funds toward the building design. As we we get prepared for the upcoming public hearing scheduled for April 22, 2024, concerning the proposed blanket rezoning initiative by the City of Calgary, I feel compelled to share my thoughts and concerns with you all. It's clear that the decisions made regarding zoning changes can significantly impact the fabric of our community, touching upon crucial aspects like housing dynamics and property values. As someone deeply invested in our neighborhood's well-being, I'm reaching out to express my reservations about the proposed blanket rezoning. You see, I firmly believe in a community-focused approach when it comes to addressing Calgary's housing challenges. Our neighborhoods are more than just geographical areas; they're living, breathing entities with their own unique character and charm. That's why I advocate for zoning practices rooted in cultural, architectural, and social considerations. By doing so, we not only preserve what makes our communities special but also enhance property values and foster a sense of pride among residents. The risks associated with blanket rezoning cannot be overlooked. From increased congestion to strained infrastructure and declining service quality, the potential drawbacks are concerning. We can’t rush into transforming our neighborhoods without carefully assessing the local market dynamics and considering the implications for residents and homeowners alike. While I acknowledge the urgency of addressing housing affordability, I firmly believe that a targeted approach to zoning is the way forward. By embracing sustainable growth practices and prioritizing initiatives like preserving green spaces, promoting energy efficiency, and encouraging smart development, we can strike a balance between meeting housing needs and safeguarding our environment. But perhaps most importantly, we need to ensure that the voices of all stakeholders, including residents, property owners, and real estate professionals, are heard loud and clear throughout this process. Robust community engagement, transparent dialogue, and meaningful consultation are non-negotiables if we truly want to shape a future that reflects our collective interests and values. As we navigate through this pivotal moment, I urge my fellow Calgarians to educate themselves on the potential implications of blanket rezoning. Another section of #Austin is targeted for revitalization/gentrification. The city's Six Square District, once the predominantly African American center of Austin, has two parcels that are being considered for redevelopment. City officials are considering two development teams for the project, which would prioritize all aspects of affordability: affordable housing, affordable office, affordable retail, etc. Public input will be ongoing for the next three months. Last year, the City Council approved a massive and much needed Astoria, Queens rezoning dubbed Innovation QNS. 12 Buildings, spread across 5-blocks, with 2-acres of public open space including a supermarket, retail space, a community rec center, daycare center, medical offices and a movie theater but more importantly: 3,190 Housing Units...1,436 (45% of the project) units are below market rate, including 825 units at or below 50% of AMI, for extremely or very low-income households or those exiting the shelter system (this includes supportive housing units, Section 8 & CityFHEPS rental voucher units).....ALL STILL ON HOLD. Can't build this without a 421a program. As Larry Silverstein points out: “I’m now 92 years of age. I’d like to see it happen. Honestly, at this rate, I don’t think I will.....But it is a tragedy because the city needs it, and it needs it desperately.....The problem is, we have $10 million in that thing but because of no kind of 421a program, WE CAN'T BUILD IT. I was in Metro-Boston when priests of various parishes were moving into one rectory and convents that once housed many religious sisters were closing. In my heart, I would ask, why can't we turn these into affordable housing or mixed-income units versus truly secular uses of purchase, demolition, and condos that further gentrified areas; That sometimes the short-term benefit of someone selling and getting the highest price has a long term cost of integrity And achieving the common good, which is part and parcel of Catholic Social Teaching. Dioceses nation-wide should be looking at re-purposing closed parishes in the same way. They should not become dining rooms, restaurants, bars, or retail space when there is lack of affordable housing for those experiencing homelessness, the low income populations who are working, the lower-middle class, and middle class for whom the portion of income used for housing is now closer to 50% than the 30% rule of thumb. Maybe The Gospel compels this and from my opinion is one way to repent for how the church abused its power and harmed millions of children and women as well as their families through criminal evil .
