We are exited to share our initial proposal to create over 350 homes in the Town of Wasaga Beach. Twin Creeks represents a vision for supporting the town’s growth with the development of low-rise homes for families, seniors, and first-time home buyers alike. We’re kicking off our engagement process with our first public open house on February 22 and look forward to continuing to work with the Town of Wasaga Beach on this transformative opportunity. The growth in manufactured home community development across the US is astounding. Everywhere you turn, you hear of a new community in either the planning stages, under construction, about to be completed, or in full operation. Not to mention the existing communities that are being purchased. I recently read an article about a 46 park deal that recently went through. Someone tell me that manufactured homes are not the answer to the housing crisis in out nation 😁 Developers, Manufacturers, Lenders, Contractors have all made huge strides to improve their respect piece of the industry. The New York Times used some Zonda data this weekend in an article about the evolution of attainable housing, including single-family homes under 500 square feet. While these smaller homes can be controversial, know that they represent less than 1% of all the new homes built today. More importantly, though, they serve a purpose. Take San Antonio. Back in 2017, 9% of the total new home sales came from the under $200,000 market. That dropped to 7% in 2019 and is down to just 1.5% today! The <500 square foot homes allow buyers like lower-income, single-income, young professionals, and retirees to build wealth by living in something similar to a studio apartment. These homes are not for everyone and certainly not a sizable part of the market but offer one of many solutions being explored by the building community today. Stories like this encourage us as mobile home park operators to double our efforts in providing genuine, high-quality affordable housing within our communities and future acquisitions. The article highlights a reality we're all too familiar with: mobile and manufactured homes are the single largest source of non-subsidized, affordable housing in the United States, according to the U.S. Office of Housing and Urban Development. And once they’re gone, the parks are not being replaced. https://lnkd.in/gxgBjy6B
