Precincts are incredibly important in shaping our cities. From urban renewal, densification, and civic centres – getting it right is not easy. At this morning's Property Council of Victoria's Outlook series on Precincts & Cities moderated by our Founding Director Laurent Deleu, a standout panel openly shared their lessons learned in achieving successful precincts. Our Associate Director, Chris Hube, shares his insights: / The right product mix – build-to-rent, build-to-sell, social and affordable, are necessary for inclusive, equitable and quality outcomes / Vibrant neighbourhoods – start from the ground up. A focus on activation, open space, and retail forms a critical role in creating vibrancy / Legacy – strategic planning to allow for adaptation, long-term programming, local jobs & skills, sustainability and climate resilience to ensure quality and long lasting value / Partnerships – at early stages partnering with government, community organisations and private sector will build trust and an understanding of how a development is adding value to a neighbourhood. / Innovation – there a large appetite for innovation, from both public and private sectors. The question is how do we harness innovative ideas to achieve and deliver more quality outcomes. In our recent session with Jonathan O'Brien Lead Organiser of YIMBY Melbourne, we explored innovative solutions to Australia’s housing crisis. YIMBY, or “Yes In My Backyard,” focuses on planning regulations, heritage overlays, and the critical "missing middle" housing concept. Jonathan highlighted their flagship report, "Melbourne's Missing Middle", which advocates for densifying around Melbourne’s 1,922 tram and train stations, reaching beyond just the inner city. 🌆 The Inner City Advantage: -Smaller household sizes result in fewer people in inner city areas, affecting local businesses, communities, and churches. -Living close to the inner city increases wages, productivity, and innovation due to the agglomeration effect. 📉 Outer City Development Hurdles: -High-density planning outside the inner city needs substantial government subsidies, making projects less feasible. -Our second report assessed every lot in Melbourne, considering apartment sale prices, development costs, and land costs. We discovered that apartment buildings beyond 7-10 km from the CBD are less viable as people opt for larger land further out. 🌍 Urban Growth Strategy: -The idea of creating new cities in Australia is attractive but impractical without significant investment. -With Melbourne's inefficient land use compared to global cities, inner city densification is the logical focus. 🤔 Your Thoughts? -How can we enhance inner city living to benefit everyone? -What policies can support sustainable urban growth? As Paris 2024 draws to a close we have been reflecting on the work we have been doing in East London since London 2012. Since before the London games we have been advising boroughs and London Legacy Development Corporation, providing economic evidence and strategy advice on this generation defining project. We have supported planning policy, advised on economic impact, innovation, night time economy and workspace. We have delivered community engagement, social research and data analysis, driving a deeper understanding of change in London's fastest growing sub-region. A couple of years ago we were asked to support London Borough of Newham to develop a new vision for Stratford Town Centre. This was a different kind of approach, which went beyond a simple masterplan or economic strategy, aiming to put people, place, planet and purpose back into partners work. It considered the need to unite neighbourhoods under 'One Stratford', whilst also working with grain of grassroots sentiment and enthusiasm, to support new approaches. We think Stratford remains one of the most interesting and exciting place to work anywhere in the UK and a pleased with how the new strategy has already started to support new approaches to place and community. LARGER TOWN SQUARE IN THE HEART OF THE CITY CENTRE A larger town square, with more accessible parking and road access that can also serve as additional space for community events, feature in the revised master plan for the first phase of Mount Barker’s City Centre project. Council and Burke Urban Investments (BUI) have released the updated plan with changes made to incorporate community feedback and in response to the decision of project partner Community Living Australia (CLA) to withdraw from the development while they await outcomes of NDIS reform which will shape the future of the organisation. Both the council and BUI remain committed to the City Centre development, which will create a high quality, mixed-use development precinct that will deliver significant community and economic benefits for Mount Barker’s future. The revised master plan retains earlier commitments for new community spaces, offices, retail areas, accommodation, a council-owned civic building and substantial car parking areas. Neighbourhood Development Framework for Holt Town Regeneration announcement! 🚀 Earlier this year, Studio Egret West were selected to lead a transformative neighbourhood regeneration plan for Holt Town, revitalising 74 acres of brownfield land, creating a necessary link between Manchester City Centre, Sports City, Co-Op Live, and the Etihad Campus - A project that is a natural extension of the long-term regeneration of Ancoats and New Islington. As the Holt Town vision takes shape, Manchester City Council will be asked to approve the Neighbourhood Development Framework (NDF), which includes plans for: 🏠 Housing & Community: - 4,500 new homes with significant affordable housing. - Diverse housing types to enhance the city's housing offer. 🌿 Sustainability & Green Spaces: - A low-carbon, sustainable neighbourhood with a nature-based approach. - 15 acres of new and enhanced public green spaces, including a 1km play link. 🏢 Economic Growth: - New commercial space creating approximately 1,500 full-time jobs. - Cultural and community space for local residents. 🚴♀️ Mobility & Connectivity: - Low-car principles with safe walking and cycling routes. - A new mobility hub to limit car numbers in the area. 🏥 Health & Education: - New health and education services to meet the growing community needs. - Integration of digital technologies for modernised public service access.
