Were you aware that last month, the Welsh Government released an update on its progress with the Welsh Building Safety Programme? It intends to go “significantly further” than the regime introduced in England, stating that: “Our new regime will capture all multi-occupied residential buildings in Wales which contain two or more residential units regardless of height. If it can be shown why 2 stairs are required then it would be acceptable approach to introduce the requirement, but the thinking/rational/evidence behind it has not been peer reviewed as far as I am aware! Just because it is mandated in Scotland does not make it right down south! Are reviews going on in secret? who is advising the government,BAC? what does the BSR say about the process? The applicable British Standard revision process is ongoing so when complete should at least give a clearer picture! Just having a transition period though but introducing it all the same is not a sensible approach in my eyes! Design by disaster is being reactive simply to events,what about taking a systems thinking approach to fire safety design where societal factors as a whole are considered? https://lnkd.in/eNtT5U2y

Enjoyed the #FIREconference2023 yesterday. As we know, the Building Safety Act came into effect on 1st October. About 90% of high-risk buildings, specifically 10,695 high-rise buildings, have been registered in accordance with the Building Safety Act. The Building Safety Regulator has confirmed this registration, indicating that 10% of high-risk buildings have not been registered yet. This means there are approximately 1,000 high-rise buildings that are not yet registered under the Act. This simply must change. #BuildingSafetyAct #FireSafety #BuildingRegulations

Urgent Building Safety Compliance: Recent Coventry Fire Highlights the Need for Action A recent fire at a block of flats in Coventry has highlighted the urgency and importance of complying with the new building safety regulations that came into force on Sunday 1st October 2023. The fire, which broke out on the 11th floor of the 16 story building was quickly contained by the fire brigade. The incident is a stark reminder of the risks that higher-rise buildings pose to the lives and wellbeing of their occupants, and the need for effective management and maintenance of these buildings. The Building Safety Act 2002, the Fire Safety Regulations 2022 and the Golden Thread of Information are designed to ensure that high-risk buildings (HRBs) are identified, registered, assessed and improved to meet the standards of safety As a resident of a HRB, you have the right to know and be assured that your building is safe and well-managed, and to have a say in how it is run. You also have the right to access key information about your building, such as its fire risk assessment, evacuation plan, maintenance records and safety certificates. As a Principal Accountable Person (PAP) of a HRB, you have the responsibility to provide the required information and engagement with your residents in an auditable and evidential way, with the clear mandate to enable the resident voice. You also have the duty to register your HRB with the Building Safety Regulator by providing key building information (KBI), such as the building’s location, height, age, construction type, cladding materials, fire safety systems and occupancy. You also have to comply with the ongoing obligations of the building safety regime, such as carrying out regular inspections, reporting any incidents, making any necessary repairs and improvements. 🏢 In the wake of the Grenfell tragedy, some buildings now have to register with the Building Safety Regulator. The deadline is looming; your building must be registered by 1st October 2023. This includes buildings that are 18 metres tall (or higher), or at least seven stories tall. So far, more than 10,080 registrations have started. Ticking a few boxes won't make a building 'safe'. For example, properly maintained safety systems in towers, such as sprinklers, ventilation and high-tech detection, working alongside the containment principle, could make a second staircase unnecessary. It's worth remembering, Dame Judith Hackitt’s review in 2018 was intended to make developers think about the merits and safety of individual buildings.
