This video highlights the damage caused by water ingress when both the design and construction of a building do not meet acceptable standards. The three contributing factors identified with the builder’s assessment were: Poor design: the inclusion of such window system in the shower area is generally considered poor design practice. Inadequate window sealing: the current window type (opening) cannot be effectively sealed, necessitating replacement with Fixed glazing system. Non-Compliant waterproofing & tile application: there are non-compliant practices in the application of waterproofing and tiles to the window reveal. This is an unnecessary expense and inconvenience to the apartment owner. In multi-storey developments, this type of leak can cause issues for the whole building, particularly to the wall framing structure and to the apartments below who often have water damage. All the timber studs in this case were rotten due to the long exposure to water draining down the wall cavity. For this reason, we recommend scheduled inspections of apartment buildings and the use of professional contractors to remedy these faults in a timely and professional manner. #buildinginspection #waterdamage #buildingremediation

The clocks ticking and July 1st is fast approaching............ Are you ready ? Are you aware of the changes to the NHBC guidance regarding Substrates for tiling bath and shower enclosures, wet rooms and bathroom pods that comes into effect 1st July 2024? The NHBC has seen a rise in claims relating to the walls surrounding baths, shower enclosures and bathroom pods. The purpose of this Technical Guidance Note is to clarify NHBC’s position on appropriate substrates for tilling in domestic bath and shower enclosures, wet rooms and bathroom pods. After the 1st July 2024 deadline, all rooms covered within document HB3109 12/23 are required to be tanked with a waterproofing process that conforms to EAD 030352-00-0503 for liquid applied waterproofing. Koster Aquatecnic are the only manufacturer in the UK to have this approval, which will soon be necessary on all NHBC projects involving bathrooms, showers, wetrooms and bathroom pods. 💥 🚧 Expensive Contractor Oversight🚧💥 At unit balcony swing doors, many building codes require a maximum interior threshold height of 1/2", with a 1:2 bevel and a vertical rise of no more than 1/4". A common issue arises when a threshold that meets this requirement becomes non-compliant due to the improper selection of associated installation materials. For example, a common and costly mistake is pairing a threshold intended for tile with laminate vinyl flooring.
