This video highlights the damage caused by water ingress when both the design and construction of a building do not meet acceptable standards. The three contributing factors identified with the builder’s assessment were: Poor design: the inclusion of such window system in the shower area is generally considered poor design practice. Inadequate window sealing: the current window type (opening) cannot be effectively sealed, necessitating replacement with Fixed glazing system. Non-Compliant waterproofing & tile application: there are non-compliant practices in the application of waterproofing and tiles to the window reveal. This is an unnecessary expense and inconvenience to the apartment owner. In multi-storey developments, this type of leak can cause issues for the whole building, particularly to the wall framing structure and to the apartments below who often have water damage. All the timber studs in this case were rotten due to the long exposure to water draining down the wall cavity. For this reason, we recommend scheduled inspections of apartment buildings and the use of professional contractors to remedy these faults in a timely and professional manner. #buildinginspection #waterdamage #buildingremediation

Do you suspect it has been leaking since installation? The timber frame bellow the window is completely compromised and shows signs of long term water damage.

don’t we have codes for design and construction, along with certifications that have to be lodged. like what is happening! I live in a 300 Unit complex and there are gardens in EUA over basement car parks and when it rains the leaking is unbelievable. the owners also the developers and builders just collect the rent they don’t care. I just wonder how many developments will have to be pulled down due to design faults. like those stupid balcony roof designs that flow water back into the building, it’s doesn’t look that great and poor or dumb it doesn’t work how ever good your box gutter it. just go back to old fashioned building codes. it just makes me sick, 50 years ago Aussie built used to be great and now they all cut corners and have mates in Govt signing off rubbish. Like the cladding debarkle why wasn’t that flammable rubbish tested by the Govt before they said it was ok to build with, now all the owners have to pay thousands of dollars to have it certified and removed. Govt have a lot to answer for

If the window is within the spray zone of a shower, this would require a performance solution provided by an appropriately qualified person then that solution assessed and approved by the certifier.

This is definitely a design error as the NCC for some years now has not permitted windows below 1800mm in a shower area Sam Hogg
