That post can be found here: https://lnkd.in/gratwfDq While cost is often a factor in hiring a land surveyor, it should not be the only factor. Other factors should include timeframe, complexity of the survey, accessibility, and overall value. Cost refers to the monetary expense , while value refers to the perceived benefit or worth provided. Cost is objective and measurable, while value is subjective and can vary from person to person. In simple terms, cost is what you pay, while value is what you get in return. As land surveyors, we should be communicating with our clients regularly throughout the project. This avoids misunderstandings, arguments about scope, and ensures the client is informed of project timelines and progress. Are you getting a valuable service/product when you hire a land surveyor? Why should the cost of your boundary survey not be the top consideration when hiring a professional land surveyor? In conducting a survey near the property shown below, I could not help but notice the odd bearing of the fence and the 8.5' overlap between records of the county. One of the records is the original survey subdividing the parcels into new buildable lots, the next survey being a retracement of the original done in 1999; having found the similar points of both surveys, I have built confidence in their position. Interestingly enough, we find that one landowner has upheld the position of the newer survey, and another has upheld the original survey, then fencing between both points. I know where I would determine the boundary in this scenario. However, I am interested in hearing what other surveyors would do. Please feel free to give your thoughts on what you would do if you were surveying this property today. Landowners: Hire someone you can trust and allow them to have a budget to do the job correctly, or you may receive an erroneous survey and lose 8.5 feet of your property.

A couple of years ago I wrote an article about the land surveyor's role as a private land planner. I hoped the article would be the first in a series to facilitate understanding between land surveyors and land developers (one one side of the counter) and public land planners (or land use regulators) on the other side of the counter. I never wrote a second article for the series. I'd like to do that this summer. I need your help! Highland Surveying was recently engaged to conduct an ALTA/NSPS Land Title Survey on a specific property. This task underscores the importance of understanding access points, a knowledge that is crucial yet known to a select few. The standards notably mention in Section 5 B. iii. the need for “visible evidence of physical access (e.g., curb cuts, driveways) to any abutting streets,” and in iv, “the location and character of vehicular, pedestrian, or other forms of access by other than the apparent occupants of the surveyed property to or across the surveyed property observed in the process of conducting the fieldwork.” During our fieldwork, we observed that the property’s tenants and other pedestrians frequently accessed the property from a particular point as shown in the posted image. This point had holes in the fence, and cinderblocks set up as steps, with the surrounding vegetation noticeably worn down due to regular use. These facts will be noted on the plat as significant observations. Why? Because they indicate that a prescriptive right may have been formed at this access point and the standard is to define access to a property. This finding could potentially be a servitude to the estate or the dominant estate, information that any individual interested in real estate would want to know. So, why hire a surveyor? Simply put, we are your best defense for your land rights. We equip our clients with facts and understanding, enabling them to make informed decisions. We present data in legally binding ways, depending on how our clients choose to use our data. In essence, we don’t just provide a service; we provide the tools and legal documentation to stop encroachments or enforce them if they may be there.
