Santosh George, ASLA, MLA thank you for the invitation to speak tonight with the Greater Dallas Planning Council on housing challenges within the Dallas / Fort Worth area. What a great panel including John Schrader, Amruta Sakalker, PhD, Dr. Sana Syed and Gus Khankarli. A couple of takeaways: 1) We are growing from 8 to 11 million people in DFW by 2035. Most of the growth will happen on the far suburban edges making it critical for these areas to have dense mixed-use employment centers to help offset traffic. 2) Creating middle - missing housing is hard, remove the obstacles like parking requirements and costly permit fees. 3) Education - Education - Education, at all levels to have people understand that density is good for everyone. That density can be in the form of smaller middle missing housing to higher mixed-use buildings. 4) Roads define what can physically happen in development. Current standards are very suburban and support cars, only. We need to flip the switch and change to more context driven complete streets to force development to engage the streets in urban placemaking, not parking lots and backs of homes. 5) Many people are excited about Forward Dallas Lawrence Agu III, AICP, Assoc AIA and the vision it is giving residents to have voice in shaping policy and planning in the city. It is important to have these discussions and challenge ourselves to work for creative housing policy and development to make our cities beautiful places for residents to live and enjoy.
