We’ve broken ground on Indianapolis Logistics Park – Northwest in Whitestown, Indiana and have signed a lease with height access and fall protection manufacturer Kattsafe North America. The two buildings currently under construction are both 233,000 SF and can be demised as low as 40,000 Sf to accommodate tenant requirements. Both buildings will be available for tenant fixturing by the end of 2024 with completion in Q1 2025. Techbilt Companies Finishing Carlsbad Industrial Projects REAL ESTATE: Evolve, Endeavor ‘Last of Industrial Projects’ in City By Ray Huard CARLSBAD – Construction has begun on what may well be among the final industrial real estate developments to be built on spec in Carlsbad. Built by The Techbilt Companies, a family-owned real estate and housing developer based in Loma Portal, Evolve will have 67,714 square feet of warehouse/flex space in three buildings within the Carlsbad Oaks North Business Park. Scheduled for completion in summer 2025, Evolve at Whiptail Loop at Faraday Avenue will have 67,714 square feet in three buildings – one building of 17,419 square feet, one of 20,330 square feet and one of 29,965 square feet. Techbilt will follow construction of Evolve with Endeavor, a 150,000-square-foot industrial project in the same business park that will be done in the fourth quarter of 2025, then with two more unnamed industrial buildings to be built in the business park in the summer of 2026. I'd be interested to know percentage of affordable/subsidized units c/w market rents....good to see density at least, in an area where older affordable 3 storey units are being renovated into condo units 'convenient to the new sportsplex', a practice I consider to be mostly heinous.
New Rental Towers in Vanier 🏙️ In partnership with main + main , a Toronto based real-estate developer. JLR was retained to provide planning services for a new phased, multi-tower, mixed-use development in Vanier, known as Maison Riverain. The proposal includes over 1,000 rental units and 25,000 sq. ft. of retail, in three new towers ranging in heights from 22-32 storeys. The site, a brownfield, previously occupied by an Esso Gas station and the Eastview Shopping Centre is currently under construction. The redevelopment provided the opportunity for a new infill development, with additional commercial spaces and residential intensification, with the goal of creating a new high-quality urban environment at one of the prominent entrances to Vanier from downtown Ottawa. JLR planners developed the planning rationale and assisted the developer in obtaining the approvals for the site that permitted the development of tallest tower at 32 storeys and new parkland dedication. Official Plan, Zoning and Site Plan approvals were all a part of JLR’s services. Phase 1 is well under construction. Phase 2 is currently being reviewed by City Staff. JLR is proud to have worked with the great team at main + main and Roderick Lahey Architecture on each of these applications for this project. Attracting a grocer to the Coquina Key Plaza redevelopment is an outstanding change! This plan will likely be beneficial, particularly given that the area has been identified as needing a grocer. This need is further highlighted by the fact that many of the grocery stores in the Coquina Key area of St. Petersburg, FL, are smaller establishments and convenience stores rather than full-service grocery stores. The closest grocery stores in the area include Snax Food Store, MLK Food Store, Food Max, and others, most of which are within a 1.5 to 2.5-mile radius and do not offer the same variety or volume of products as a larger grocery store. A full-service grocery store could provide several benefits to the local community: 1. Access to Fresh Food: Larger grocers usually offer a wider variety of fresh produce, meats, and dairy products, which are essential for a healthy diet. 2. Convenience: A local full-service grocery store would reduce the need for residents to travel further for their shopping needs, especially for those without transportation. 3. Economic Impact: A grocery store can create local jobs and stimulate economic activity in the area. 4. Community Hub: Large grocery stores often become community hubs where residents can meet and socialize. If a grocer does not sign on, other types of retailers or service providers that could potentially occupy the space might include pharmacies, medical clinics, fitness centers, or specialty stores, offering different but still valuable services to the community. Bottom line…this area is a food desert. The lack of easy access to fresh, healthy, and affordable food, further underscores the importance of a grocery store in the redevelopment plan.
What's Happening in #Tampa / #StPete: St. Pete-based developer Stoneweg is adjusting its plans to transform their Coquina Key Plaza in south St. Petersburg from #Retail to #Multifamily! Stoneweg, which purchased the 14.5-acre plaza at 4350 6th Street South in 2022 for $8.9 million, is modifying the layout of the $124 million development to deliver the project in phases. The previous plan, approved in July 2022, called for the construction of four separate residential buildings containing 465 apartments and more than 20,000 square feet of new retail space in front of the residences. Stoneweg hopes to begin construction this year. The first phase is expected to wrap construction 12-15 months after construction commences. Transformation is on the horizon at the southeast corner of Danforth Avenue and Main Street in Toronto's East End as City Council in a meeting held June 26, 2024 approved a settlement offer package involving three abutting sites. The settlements relate to proposals to redevelop 2575, 2681, and 2721 Danforth Avenue, reported UrbanToronto.ca. "The Canadian Tire at 2681 Danforth Avenue plays a key role, with the company's real estate arm having partial ownership of the site currently hosting its large retail store here. As part of the settlements, Canadian Tire Real Estate Limited and Canadian Tire Corporation have agreed to modify their leasehold interests to facilitate the development process." "The redevelopment of Main Square at 2575 and 2625 Danforth Avenue, designed by WZMH Architects for Victoria Wood/Main Square LP, will add four new high-rise buildings ranging from 15 (59.46m) to 55 (179.76m) storeys around the existing buildings of the Tower-in-the-Park style site, all of which will be retained. While one new tower was eliminated from the earlier proposal, a previously proposed 29-storey tower has been significantly bumped to 49 storeys." "The four existing residential buildings onsite contain 1,121 units, while the four new buildings will add 1,649 new units to the site (up from 1,543 new units in the earlier proposal). The revised Gross Floor Area (GFA) of the new buildings includes 122,067m² allocated for residential use, alongside 1,439m² for retail, representing a moderate overall increase from the earlier proposal's 111,054m² residential and 6,073m² non-residential GFA." New case study! The Foundry in Eastbourne provided vital homes in partnership with Eastbourne Borough Council. Klabin In The News: The Klabin Company completes industrial lease trifecta, with a combined value of nearly $13 million in Torrance, CA for leading industrial real estate firms Rexford Industrial and Storm Properties, Inc. The Klabin Company’s Matt Stringfellow, SIOR, and Courtney Bell represented Rexford Industrial and Storm Properties, Inc. in the completion of all three leases with an average price per square foot of $1.75 net. In the first transaction, Stringfellow and Bell finalized a 61-month lease renewal for the Rexford-owned 32,800-square-foot industrial building at 1300 Storm Parkway in Torrance. The concrete tilt-up building, situated on more than 1.7 acres, features 1,000 SF of offices, six ground-level doors, two dock-high positions and 26’ clear height. In the same business park, at 1320-1330 Storm Parkway, All Access signed a 61-month lease renewal for 38,850 SF. Set on almost two acres, this concrete tilt-up building features 8,700 square feet of office space, two ground-level doors, four dock-high positions and 25’ clear height. All Access has occupied the two Storm Parkway properties for several years. As part of its expansion, All Access committed to a 61-month lease at the Storm Properties-owned industrial building at 23223 Normandie Ave. in Torrance. It features a total of 41,936 SF with 7,330 SF of offices and 155 parking space on more than 2.6 acres. Storm Properties will fully refurbish the property, reducing and remodeling the offices, while giving the exterior and interior a full makeover. “There were several moving parts in these three transactions, but fortunately Courtney and I have a successful history with both Landlords and the tenant,” said Stringfellow. “The Storm Parkway properties have served All Access well for many years, so Rexford was pleased that we could renew them again in both buildings. RocaPoint Partners’ $1 billion mixed-use redevelopment, Greenville County Square, continues to progress before year’s end. So far, Greenville County has occupied its new 262,000-square-foot state-of-the-art administrative building and 1,000-space parking deck. With the county fully in its new building, the previous structure is currently being demolished. The roads and infrastructure for the development site are now under construction, according to a news release. Leasing for the next phase of the project is also underway.
