A lot of RICS APC Candidates get bogged down when it comes to getting started and accelerating their journey to chartership (MRICS). They obsess over the granular detail like study lists, choosing optional competencies, case study topics or CPD records. I'm not saying these are not valuable or important to meeting RICS requirements, however there is 1 x BIG PICTURE consideration that often RICS APC candidates overlook which will help you fast-track your way to becoming a chartered quantity surveyor. GETTING THE BREADTH AND DEPTH OF EXPERIENCE. The RICS APC process is an experience based assessment. And often RICS APC Assessors start questioning at level 3 experience (not level 1 quick fire questions). Assessors want to understand what you have done, how you have done it, what was the rationale for choosing that option, what was the outcome and lessons learnt. All very specific to your own experience on real life projects. There is no room for plagiarism - this is about you and your own experience. So with this in mind, map out how you are going to gain this experience, and to the minimum thresholds set by the RICS. If you have experience gaps, find a way to fill them. Do you need to spend more time pre-contract cost planning? Or post-contract commercial management? Bottom line - plan for your own experience and be proactive in getting it. The RICS APC is kind of like an obstacle course, you have to cover a certain distance and there are plenty of obstacles in the way. For me this is a good analogy to use when thinking about reforming the process and making it more accessible. Making it more accessible does not mean making the course shorter or making the obstacles easier. Instead it means making it possible for more people to have a go at the course, taking away the barriers preventing them from getting to the starting line. It also means taking a boarder view on how people overcome obstacles, there might not be just one way of getting over the top. People should be given a chance to show they can over come those obstacles, even if they don't do it in exactly the same way as most people. #RICS #APC

A candidate preparing for their RICS APC recently posed a question to me, prompting me to share my insights here, considering the upcoming final APC exams. I decided to share my thoughts here as the final APCs are approaching rapidly, and I believe it would benefit more individuals. Its an interesting question! The question revolves around the necessity of including clause references in formal contract communications. While it's open to debate whether such references are mandatory, I lean towards emphasizing their importance. My response considers both perspectives, acknowledging the debate over whether including clause references is essential or not. However, I'm inclined to prioritize the affirmative side. This choice is driven by a desire to strike a balance in the discussion and underscore the significance of avoiding disputes. As professionals, our aim is to minimize potential conflicts, and thus, I believe it's unnecessary to introduce complications by omitting clause references. The mutual understanding between parties involved in administering the contract is a crucial aspect to consider, as the necessity for this requirement may vary depending on their relationship. This is how I would respond to the question, aiming to avoid potential disputes. Provisions found in many construction contracts govern how parties communicate, potentially requiring them to reference pertinent clauses. Non-compliance with such provisions may result in disputes arising from the interpretation of contractual obligations. Specific references to clauses in formal correspondence serve to enhance clarity and ensure a shared understanding of the contractual matters under discussion, thereby minimizing the potential for misunderstandings and ambiguities that could disrupt the smooth execution of the contract. While such references may strengthen the legal enforceability of communications by explicitly linking them to the terms of the contract, their strict necessity can be subject to interpretation. Parties should also consider practical factors such as the complexity of the contract, the nature of the issues at hand, and the relationship between the parties when determining whether referencing specific clauses is essential for clarity, or if a more general discussion of contractual obligations suffices. Overall, while referencing specific clauses from the conditions of the contract in formal letters can enhance clarity, its necessity may vary depending on the circumstances.

Are you submitting your RICS APC Final Assessment documents later this month? Here are five tips that will help you get everything submitted ahead of the deadline: 1. Finalising your submission. Complete your documents in the next week to the best of your ability - don't leave it too late for feedback, which inevitably takes longer than you'd expect. 2. Review the RICS APC candidate guide. Be clear on exactly what you need to submit and the correct format to avoid last-minute stress. 3. Communicate with your supervisor and counsellor. Tell them what you need from them between now and the submission date. Put reminders in diaries for tasks, such as sign-offs. 4. Don't go it alone. Find other people who are going through the process to share tips, tricks and accountability. 5. Don't neglect good habits. You will have formed a good routine around the APC in preparing your submission documents. Start your revision straight away so as not to lose momentum.
