Almost a third of the office market in Prague is twenty or more years old. This presents a problem for many tenants, not least because they cannot emphasize sustainability in these buildings and thus meet their ESG goals. Building owners are offered a solution in the form of complex renovations, but according to experts from Colliers, this is hindered by the low vacancy rate on the Prague office market, which offers few alternative spaces. Nevertheless, it turns out that the reconstruction of old buildings can be less demanding than the construction of new ones. A well-planned and well-executed strategic renovation can bring long-term benefits to landlords, including higher rents. https://lnkd.in/dQDJTj8Q

Two new #tenants for #Cologne office building "Gereon". Jamestown and kölnmetall | Arbeitgeberverband der Metall- und Elektroindustrie Köln e. V. have rented a total of 2,200 square meters of office space in Cologne city center. Around 2,200 square meters of office space have been newly rented in the "Gereon" office building in Cologne city center. The new tenants include the German-American real estate company Jamestown and Kölnmetall, the employers' association for the metal and electrical industry in Cologne. Jamestown is moving around 1,200 square meters and is relocating its location from Marienburg to the centrally located Gereonstrasse. Kölnmetall will use 1,015 square meters and leave its current location on Herwarthstrasse. The #property comprises around 6,900 square meters of office space on six floors, including a roof terrace with a view of Cologne Cathedral. Other tenants include the Federal Police and Novolos 01 GmbH. Savills acted as a lead advisor to the landlord and also supported Jamestown in the leasing process. BNP Paribas Real Estate supported Kölnmetall in the brokerage process. https://lnkd.in/eUufnpsp

More of this please - Increasingly post-covid we need to be looking at existing building stock and converting single-use, underused office buildings into more sustainable, mixed-use buildings which help create more vibrant neighbourhoods. Perhaps not like Canary Wharf but certainly plenty of underused, semi-redundant buildings in Belfast and Dublin!

Benchmark is allowed to start office revitalization in Frankfurt's Mertonviertel. By 2026, a flexible #office building is to be built with a special focus on #sustainability and connectivity. The Efeus project by #projectdeveloper Benchmark has now received planning permission for a comprehensive redevelopment, almost a year after the purchase was announced. The property will be dismantled down to the supporting structure and modernized. The #property is located on a 6,000 square meter plot of land at Emil-von-Behring-Straße 2 in Frankfurt. A total of 9,500 square meters of office space should be ready for occupancy in autumn 2026. #Construction is scheduled to start in the first quarter of 2025. Flexible workspaces are planned, as well as a rental area of around 600 square meters for special uses such as co-working spaces or a fitness studio. The property also includes 70 outdoor parking spaces, 50 of which have electric charging stations. Benchmark is aiming for a DGNB platinum certification and a Wired Score gold certification. In addition, the renovation will be carried out in line with the goals of the Paris Climate Agreement, which includes compliance with the EU taxonomy for sustainable office #buildings. The Efeus is very well connected to the city center and the motorway network via the A661 motorway feeder road. The nearby subway stations Frankfurt Wiesenau and Frankfurt Riedwiese/Mertonviertel also offer a quick connection to Frankfurt's city center using public transport. Initial discussions with potential tenants are also being held.
